CALL TO ORDER: 3:18 p.m.
PRESENT: Robert Gardner, Richard Glidden, Neil Paterson, Allen Reinhard, John Stackpole.
STAFF PRESENT: Eric Savetsky, Executive Director; Jesse Bell, Assistant Director; Susan
Campese, Administrator /Finance Manager.
Christopher Calvert, Managing Director of Club Consulting Group ( "CCG'); Miacomet Golf Course
( "MGC ") Controller, Nicole Wynne; MGC Pro Shop Manager, Joan Casey; Inquirer and Mirror
Reporter, Lindsay Pykosz; and various Miacomet Members were also present at call to order.
A. CONVENE IN OPEN SESSION
1. GOLF BUSINESS:
a. Miacomet Golf Course - Club Consulting Group ( "CCG "):
1. Vision and Mission Statement Review: Mr. Calvert presented three drafts
of the vision and mission statement for review and after some discussion, upon a motion made by
Commissioner Stackpole and duly seconded by Commissioner Glidden, it was unanimously
VOTED to adopt the third draft with the addition of the words "throughout the year" in the mission
statement at the end of the third sentence so it reads "Maintain and expand accessibility and
affordability to quality golf facilities and ancillary services for public use and enjoyment throughout
the year ".
2. Executive Summary Review: Mr. Calvert reviewed CCG operational
recommendations for improvements to MGC with the Commission. Including streamlining
financials; hiring staff as direct Land Bank employees; putting out a Request for Proposals ( "RFP ")
for owners representative manager with at least five years of experience in a high end club to work
with the current management team for six to twelve month; hire a consultant to oversee the
transition and to have all current employees reapply as Land Bank employees. Commissioner
Gardner suggested hiring a young manager and having him or her work as an assistant manager
under the current company for three years. Further, he wanted to sit down with the current
management team to bring them into the process. Commissioner Stackpole said he was concerned
about adding 92 employees to the Land Bank. Mr. Calvert explained that the staff of 92 was
significantly higher than private clubs with larger facilities and the high staffing levels were driving
the pressure on housing costs and pricing at MGC. Mr. Calvert said he could make an action plan
with the current management but he was concerned they didn't have the core competencies
required. Commissioner Paterson stated that this is a public golf course that is currently run like a
private club, but the Land Bank had a fiduciary responsibility in their use of public money.

Chairman Reinhard said he thought adopting the Vision and Mission Statements was a good start
but his biggest concern was in the communication issues with the management team. Mr. Calvert
asked the Commissioners to come up with the issues that were most important to them. Mr.
Savetsky suggested the discussion continue at a special golf meeting on September 9th after staff
conferred with town counsel, town finance and human resource department heads regarding town
payroll and benefit issues.
3. Membership Update: Mr. Calvert went over the timeline for the
membership review by Robert Lamb & Associates and answered various questions from MGC
member, Charles Williams.
ADJOURNMENT: Upon a motion made by Commissioner Stackpole and duly seconded by
Commissioner Glidden, it was VOTED to adjourn at 5:02 p.m.
