Dick Webb, SMRT Architects and Engineers — Introduced Team. Reviewed work SHIRT has done with NPS. Explained
the intent behind the siting of the new school referring to the site plan.
Paul Lewandowski, SMRT Architects and Engineers — Design process will be from now until November 2015;
construction probably to start January 2016; anticipate a formal application to HDC will take place after the referendum
vote at Town Meeting. Presented the preliminary concept plan to include location. The proposal is a 75,000 square
feet(SF) 2 -story intermediate school for grades 3 -5. The actual footprint is about 45,000SF. For the classroom area, the
cave is at about 28 feet and the ridge is at about 45 feet, with 10 -foot ceilings in the classrooms; the gym is all open space
with and cave height of 25 feet and the ridge height at 48 feet. The gym could present as an cave end or gable end to the
courtyard area; the gable end fits better. Siding is to bee white cedar; the trim is to match the elementary school.
Explained the options for the porch columns: shingled or paneled. All roof pitches are 8/12.

the ballot vote on April 14; design and engineering work then can begin; proposed opening date December 2017.

Concerns (1:08)
McLaughlin — Feels that as a public building, it is visible from all sides.
Williams — Does not agree. Asserts the courtyard area is not a public way.
Pohl & Hill - Holdgate — Feel the entry should be treated as viewable from a public way.
Pohl — The four gables read like a very over - scaled army barracks, very stark. Having the gym gable forward adds to that.
The four "bars" are the same size, fenestration, and on the same plane. The portico brings it down to the human scale.
The challenge is to humanize this structure.
Cozort — Explained how the existing school interior is laid out and how the new school will match.
Coombs — Asked what is above the ceiling of the 21d floor. Changes in the ridge height would provide variation.
Lewandowski — Ms Everett is designing the mechanicals now; that might allow the ridge height to come down. Putting
the mechanicals in the attic saves on the cost of pouring a basement. Showed window options: 12- over -1, 1- over -1, plus
2 bays of triple or 4 bays of double, adding pent roofs over second floor windows.
McLaughlin — Would like to see the height of the gym brought down. Prefers the gable forward for the gym.
Camp — The gable vents could be more decorative and fill the space better.
Glazer — Prefers the cave facing and likes the narrow vents. Also prefers the portico with the flat roof behind it.
Pohl — Agrees about the cave facing. The flat -roof element breaks up the building.
Coombs — Would like to see the elevations as viewed from the roads.
Hill - Holdgate — Thinking of the impact on Backus Road, the cave of the gym might work better. Would like to see that
view. The height along Backus Road would be more important. Prefers shingled columns; display cases under the porch
should be shingled around. Plate -glass connectors should be more traditional as picture windows. A bay somewhere on
the gables might break up the wall masses.
McLaughlin — The floor to ceiling glass in the connectors is too much. Visually they are over fenestrated. Doesn't like
the tall narrow vents; they should be squarer.
Camp — Prefers the paneled columns because it breaks up the shingled wall; they pop out.
Williams — Prefers the gym gable forward because it narrows the profile. Along Backus Road the cave forward would be
very long and tall. Gable forward keeps the foot print more compact.
Consensus is that more windows look friendlier, the 4 bays of double 12- over -1 windows.
Consensus on the columns is they should be paneled.
Discussion about whether or not there should be a porch on the Backus Road side outside the media center and
cafeteria.
Preference is for 3 -tab shingled roof.
Discussion about the possibility of using solar shingles.
Cutone — Pointed out that trying to make this look like a series of cottages won't work. Finds the entry in the smallest
element an interesting approach. Suggested introducing more 1 -story elements to make it more inviting. It is important to
develop perspectives from the major public corridor.

He has identified over 5 homes within 'Amile of this structure that have a greater footprint than this structure. Trim is to
be muted with dark sashes.

Sarah Alger, Sarah F. Alger P.C., for Quidnet /Squam Association — Massing hasn't changed. Not sympathetic about the
conditions placed on this by the Planning Board and the Massachusetts Endangered Species Act (:MESA) restrictions.
This will be completely visible and the development will create a wall of houses. Wants to see the height and massing
reduced.
Concerns
(2:17) Williams — Read Luke Thornewill's email expressing the inappropriateness of the massing.
Pohl — Appreciates the changes; the gambrel is working. North elevation, the front, the left side has improved. Don't
mind the 1 -story break uniting the piece going down the hill to the gambrel. There seems to be a lot of different types of
windows; the fagades should be better organized in regards to window styles and alignment.
Glazer — Agree with Mr. Pohl. The south elevation is over fenestrated.
Camp — Still think it is generally too large. Likes the gambrel design. The west elevation is still too long and large; the 2nd -
floor "A" window seems oversized. Liked the cross -bucks on the front.
Coombs — Would like to see it reduced a little more. Agree about the over fenestration of the south elevation. Agree
about the 1 -story going down the hill. Agree with what's been said.
Williams — Agree with Ms Camp. Still don't think it is appropriate except for the gambrel. It is still too large and fills the
lot. Between the front elevation to the back is 90 feet long and visible. The "B" casement windows in the dormers are
inappropriate. The "A" windows are one size too big. The eave height of the addition is higher than the main mass. West
elevation is 90 feet, the exterior chimney is inappropriate; the connector shouldn't be angled and shouldn't be that long.
South elevation is entirely visible, the pergola is oversized and it is over fenestrated and the exterior chimney is
inappropriate; the decks are to big with too many French doors. East elevation, it is visible, the 8 -foot doors are
inappropriate, too much ganging, too many "C" windows. The height is okay.

Williams — The cheek walls in the southeast dormers need to be brought in 6" each side. Southwest elevation, the
windows need to align better same on the northeast.
McLaughlin — The dormer changes make it appropriate for the neighborhood.
Coombs — The houses in that area are usually set well back from the road. Agree about the dormers.
Camp — The dormers looks top heavy. The front door trim needs to be beefed up with perhaps a railing on the steps.
Glazer — Agrees.

Williams — Reviewed changes made to the plans after they were submitted. The roof walk is too big, it is 9X14; should
be 8X12. The dormer can't have an egress window; the egress has to be on the gable end. Not going to approve a
casement window in a 3rd -floor dormer.
Camp — We can address material and size of the driveway when it comes in; asked them to be sensitive to the neighbors
in regards to the driveway.
Glazer — It looks like the porch is barely accessible.
