Hill - Holdgate — West elevation, the dormers are out of alignment with the windows below and the big shed with three
awnings is not appropriate; realign the windows on the right. Rethinking the shed dormer, the windows should be 6-
over-6 and centered, there is minimal visibility of that dormer.
Coombs — Agree with Ms Hill- Holdgate. The windows need to be spread out.

dormers. No other concerns.
Coombs — Agree with Ms Hill - Holdgate. The deck expanding to 18 is large for this location.
Leonardo — Asked why it is moving. The decks on the east and west are being expanded too much and look like wings
from the north and south.
McLaughlin — Wondered if these structures need to come out of the ground for flooding.
Williams — The north gable window would be the egress window; all other windows would match the existing.

Concerns
(7:27) Williams — Reviewed the history of storm damage that has compromised this structure. It went through litigation
for demolition back in the late 1990s and the owner won the right to demolish it. Read the 2000 Code enforcement. Said
Mr. Arno wasn't supposed to have any tenants in there; he has nailed the place shut.
Hill - Holdgate — Asked if the new building application is being renewed. Normally in the old historic district (OHD)
HDC doesn't allow an empty lot but this does open a vista of the harbor. Don't want to see a design come back different
from the originally approved new structure.
McLaughlin — This used to be the Hayden Bathhouse. Due to its condition, he thinks it should be demolished.
Coombs — It is still standing and was used last summer. She would like to see a more recent evaluation of the structural
integrity. She would hate to see another old structure disappear.
Leonardo — Agree with 1N1s Coombs. If it is the Hayden Bath house from the 1830s, it should be saved. Since the 1998
approval to demolish, there have been advances in technology for restoration of old structures.
Williams — This went through court before to the approval to demolish. Will need to get the building inspector in there.

Hill - Holdgate — This is not appropriate on the road with flanking gables and the wide connector; the windows across
the sunporch should be moved to the back. The 2- over -2 windows are not appropriate for the area. Layout is wrong with
21 dwelling blocking view of main house. Should not have a deck on the front.
Coombs — This is too big. No additive massing; the 8- over -2 and Nr. 6 windows are too big.
Camp — Not in favor of the lot - line -to- lot -line layout; should accommodate the lot better.
Leonardo — Agrees. She doesn't mind the 8- over -2 on a Victorian style.
Williams — Agrees. This layout and design of the project needs to be rethought with the main house closer to the road

(7:53)Global issues:
Williams — They need to look at the Zoning Board of Appeals permit because the property doesn't have enough
upland. There are a lot problems because of the wetland and change in grade. The existing pool is blocked by the garage;
now it is open and so is the tennis court. They need a special permit for a second curbcut.
Hill - Holdgate — The studio should not be moved or altered. Putting in a larger pool and second driveway and tennis
court are all major concerns because of the view from Polpis Road.
Coombs — They have to understand HDC isn't required to approve a tennis court or pool if they can't be adequately
screened.
Glazer — Doesn't want to see a pool on Polpis Road; that is not a good location for the pool or tennis court.
Everyone agrees about the inappropriateness of the location of the pool and tennis court.
Studio move comments:
Glazer — The studio has been well documented and written about, which adds to its historical status. She would rather
see changes take it back to its original shape, be repurposed and kept on the site.
Hill - Holdgate — In the past, HDC allowed changes to allow this house to be more useable and now that argument is
being use to demolish it; is not happy about that.
Williams — Once the tennis court is eliminated, that allows room to move things around. There would be no objection
with taking the studio back to its original state. We need to know where the wells and septic are going. Personally she
would support moving the studio out of the setback and too the right.
Discussion about where this studio can go.
Coombs — They have heard what the board said; now they should go back and make changes.
Main house addition comments:
Hill - Holdgate — Going to 2- over -2 windows isn't going to work. (Everyone agrees 6- over -1 windows are better for the
design.) The front door can't have glass in the door and sidelights; one or the other. East elevation, the giant picture
windows are inappropriate and deck above is too large. North elevation, the massive deck set into the porch needs to be
pulled back to 8 feet.
