Members Present: Robert Gardner, Chair; Eric Savetsky; Neil Paterson; Alan Costa; Sean Oberly.
Others Present: None.
The committee was called to order at 3:00. The first item to be discussed was the status of the
Miacomet Golf Course Driving Range renovation. The Committee heard an update from Sean
Oberly on the status of his bid process. The best priced proposal he received was $84,000.00 for
the Driving Range plus $11,000.00 for the 3 Tees, however Tee 14 raising will be more difficult
and will require an additional funds to complete ($8,500.00). The Driving Range requires no
permitting. Tee 14 requires permitting for extension & the moving of the research plot. Rachel
Freeman could take care of the state permits; however this will cost several thousand dollars
plus the moving of the plants.
Committee member Paterson asked to discuss the Fire Alarm situation in the MGC shop. Mr.
Oberly explained that the original service was put in by Signet. They have no on island
monitoring in place and now that it is broken there is no one available to assist. Mr. Oberly
spoke to Fire Alarm Superintendent, Robert Bates who explained that MGC was not in
compliance with code or in compliance with insurance requirements. Mr. Oberly handed out a
list of companies that service and install on Nantucket. The lowest proposal was from ACK
Alarm for $6,500.00 for installation and monitoring. All agreed to bring this before the Land
Bank Commission immediately so that it is quickly addressed.
Mr. Costa explained that the patio awning at Miacomet Golf was destroyed in the 4th of July
hurricane. He solicited prices for a new awning and it would cost about $28,000.00. They have
been temporarily using tents rented from Nantucket Tents and those could be purchased for
$9,000.00. He went on to explain that the tents came with sides, anchors and gutters for that
price. Further, the tents let in more light, can easily be moved to serve other functions and
could be stowed quickly during bad weather.
Mr. Costa reported that Property Management Supervisor, Jeffrey Pollock and Building
Maintenance Specialist, Peter Halik were out to access the MCG shop window issues. Their
assessment was that the windows needed to be sanded, re- glazed, painted and storm windows
applied. After a lengthy discussion, Mr. Oberly and Mr. Costa felt the window repairs should be
done right away for a price of $3,500.00 and the storm windows, which were estimated to be
$4,250.00, could wait until after the first of the year when their new budget starts. Jeff and
Peter could do the installation. Mr. Savetsky stated that he would present it to the
Commissioners but felt that the storms should go on right after the repairs to protect the work.
He would let the Commission make this decision at the July 22, 2014 meeting.
Mr. Costa said that his office was considering discontinuing the use of Burke & Lamb, CPA and
instead relying on the Land Bank's auditors at O'Connor & Drew to prepare the Compilation
Reports. This would save $16,000, however Mr. Savetsky stated that the auditor assessed the
situation on her visit and said that the Burke & Lamb costs were money well spent since the
entries were not being made in house and it wasn't cost effective for them to do the work.
Mr. Savetsky addressed the group saying he would like to present to the Commissioners a
proposal to form a small work group comprised of Mr. Costa and two MGC Membership
Committee Members with golf expertise to come up with some options for placement of the
cart barn. After some discussion, all agreed this would help in the decision process. He stated
they could also be involved as the process moves forward with the plans for the clubhouse and
could be the ones to field questions from other members.
Mr. Savetsky summarized the items and recommendations to be presented to the Land Bank
Commission on July 22, 2014, in the order of importance: new alarm system, purchase of tents,
maintenance shop window repairs and storm windows and finally the driving range and
extended T's for an end of September project start.
