Miacomet Golf Course — Clubhouse Concept Discussion ADJOURNMENT MINUTES Nantucket Land Bank Commission Special Meeting of May 28, 2014 Land Bank Meeting Room, 22 Broad Street Nantucket, Massachusetts CALL TO ORDER: 4:02 p.m. PRESENT: Bartlett, Gardner, Paterson, Reinhard, Stackpole. STAFF PRESENT: Eric Savetsky, Executive Director; Jesse Bell, Assistant Director; Doris Strang, Assistant Administrator. Architects Steve Roethke and Joe Topham were also present at call to order. A. GOLF BUSINESS: 1. Miacomet Golf Course ( °MGC) — Discussion of Facilities Planning: Mr. Roethke opened by thanking the Commission for the opportunity to assist in developing a clubhouse concept plan and reviewed the process by which he approached the project. He explained that he had interviewed the five commissioners, plus MGC Manager Alan Costa and Land Bank Executive Director, Eric Savetsky. Mr. Roethke was pleased to say that for the most part, there was consensus on many things. It was clew that no one wanted to lose the unique, laid back character of the Miacomet clubhouse. However, in analyzing its current uses, it was also clear that there needed to be more adaptable spaces to accommodate member events and small community gatherings, as well as the golfing public. The current seating capacity of the restaurant was 55 people, which Mr. Roethke was suggesting should be expanded to 75 or 100, including the porch and patio. His recommendations included a 3- season porch, management offices and a small function space on the 2nd floor (with no kitchen or permanent bar), and locker rooms (each with one shower) in the basement. He stated that there would be a generous amount of space in the basement to accommodate plenty of storage and locker rooms, with still room to spare for a golf simulator or media room. Utilizing spaces on multiple floors would require the installation of an elevator for handicap accessibility. Mr. Roethke went on to suggest that the current Pro Shop should share the site with the cart barn and the Commission responded positively to that suggestion. Everyone also agreed that the goal should be to design a building that could carry Miacomet forward for the next 50 to 100 years. The discussion then went to the parking lot. Commissioner Bartlett said parking would need to be expanded, as it is at capacity now. Everyone also agreed that the play of golf should be allowed to continue uninterrupted through the building process, and if food and but service needed to be suspended for a time that was Land Bank Commission Page 2 May 28, 2014 okay, as long as people could continue to play golf. Mr. Savetsky stated that maybe they should also take this opportunity to evaluate whether an employee dormitory could fit in somewhere, given the increasing problem of affordable rental housing on the island, especially in the summer. In this vein, it was suggested that the current Pro Shop was more of a residential looking building and could possibly be reused as employee housing. Commissioner Bartlett expressed that he would like to review and discuss cost estimates before filing anything with the Historic District Commission, and all agreed. Mr. Roethke stated that the square footage needed to be established, along with elevations and more developed plans, before estimates could be generated. The Commission expressed a preference for two conceptual options for building layouts from Mr. Roethke at a future meeting. Architects Steve Roethke and Joe Topham departed at 5:32 p. m.
