I. Call to order:
Chairman Rector called the meeting to order at 6:35PM.
II. Approval of the agenda:
Mr. Lowell made a motion to approve the agenda, duly seconded and voted 4-0 in favor.
III. Minutes:

Mr. Lowell made a motion to approve the minutes, duly seconded and voted 4-0 in favor.
IV. Other Business-Part 1:

Gisele Gauther (Director of Housing Development), Tom Hartman (Architect, Coldham and Hartman
Architects), Rick Fenuccio (Architects, Brown Lindquist Fenuccio & Raber), Brian Kuchar (Site Engineer,
Horsley Witten) and Rob Andersen (Andersen Construction) all were present.. GIs. Gauthier and hlr.
Hartman briefly presented the status of the Sachem's Path project. Handouts were provided for Board
members to review.
V. Public Hearings:

Attorney Arthur Reade and William Goebel, engineer for Bohler Engineering represented the applicant. ~1r.
Goebel gave a brief summary of the revised plans. The Board members briefly discussed the project and the
draft decision. Chairman Rector opened the floor to the public. Tobias Glidden commented about the
streetscape and how the MIPOD should be pedestrian friendly. Ms. Williams made a motion to close the
public hearing, duly seconded and voted 5-0 in favor. Ms. Williams made a motion to approve the
application and to endorse the decision with amendments as discussed, duly seconded and voted 5-0.

Attorney Bill Hunter and Engineer Paul Santos from Nantucket Surveyors represented the applicant. Mr.
Santos discussed the plans with the Board. Discussion mainly included: the width and location of the 10 ft
bike path, landscape buffers between the site and neighboring residential properties, a pedestrian easement
through the site that would connect to Allen's Lane, and the driveway locations. Chairman Rector opened
the floor to the public. No comments were made. Ms. Williams made a motion to continue this application
to the September meeting, duly seconded and voted 5-0 in favor.

Ms. Williams made a motion to approve ANR file numbers 7368 through 7371 in accordance with the staff
recommendations, duly seconded and voted 5-0 in favor and sign all plans in the office.
VII. Second Dwellings:
^ 91 Low Beach Road, 91 Low Beach Road LLC (Map 75 Parce131), request for a new approval letter
Attorney Arthur Reade represented the applicant. Attorney Reade detailed the permitting history of this site
and requested that the Board issue a new approval letter similar to the most recent modification approval,
which was issued in error due to a lapse in the permit Ms. Williams made a motion to grant the secondary
dwelling approval with in accordance with the staff recommendation and add conditions as discussed, duly
seconded and voted 5-0 in favor.

Ms. Williams made a motion to continue this application to September 12, 2011, duly seconded and voted 5-
0 in favor.
VIII. Previous Plans:
^ #24-06 Finback Cluster Subdivision, disczrssion of de~zsion condition #6
The applicant requesting that the Board clarify the Finback Cluster Subdivision Special Permit decision dated
January 8, 2007 regarding Condition #6. Ms. Williams made a motion to approve the clarification as
recommended by staff and to sign a decision in the office, duly seconded and voted 5-0 in favor.
^ #7314 Madaket Marine Estates Subdivision, endorse plans
Ms. Williams made a motion to endorse the plans, duly seconded and voted 5-0 in favor.
^ #7337 Chris & Tracy Canty, endorse plans
Ms. ~Y~illiams made a motion to endorse the plans, duly seconded and voted 5-0 in favor.
^ #7342 Pilgrim Court Subdivision, endorse legal documente-
Mrs. Howard reeused herself. Ms. Williams made a motion to endorse the legal documents, duly seconded
and voted 4-0 in favor.
IX. Preliminary Plan:

The Planning Board voted 5-0 that the ZBA files 047-11 through 49-11 were not of Planning Board concern,
duly seconded and voted 5-0 in favor.
XI. Public Comments:
No comments were made.
XII. Other Business-Part 2:
^ Appoint CPC Representative, (currently Barry Kector)
Mr. Vorce withdrew his interes~to be•appointed as a CPC Representative. Ms. Williams made a motion to
reappoint CPC representative Barry Rector, duly seconded and voted 5-0
^ 41-81D Land Use Implementation-Proposed Revision
Board members quickly reviewed the Land Use Implementation chart with suggested revisions and voted ~-
0 to approve the update as recommended by staff.
^ Discussion of warrant articles for 2012 Annual Town Meeting
Board and staff briefly reviewed and discussed several maps illustrating zoning changes.
^ Mid Island Post Office
Mr. Vorce discussed the potential of closing the Post Office on Pleasant Street. The Board discussed the
importance to the community of maintaining post office operations in the mid-island. The Board voted ~-
0 to send a letter stating their opposition to the closure.
