A. CONVENE IN OPEN SESSION
The purpose of the meeting was to review and make decisions regarding improvements to the
overall site at 113 Madaket Road.
Mr. Pollock and Mr. Earley led the group on a tour of the property, pointing out improvements
made thus far in the various sections and asking for feedback from the Commission. Mr. Pollock
explained that there was a new road installed that connects the property at 113 Madaket Road to
the existing road to Maxcy's (s/k/s Maxey's) Pond. The front portion of the property was
hydroseeded with a conservation mix and a lawn seed mix was used in the area designated for
sitting and viewing/picnicking. They pointed out the existing path down to the water which had
been cleared to provide access to the pond. There is a second narrower path leading down to the
pond from where the main house used to be situated. The parking area will accommodate 6 -7
nose-in spaces. There was also an area further down the road where overflow parking could be
provided. Ultimately, the entire property could potentially accommodate up to 30 cars.
Ms. Jelleme suggested that the vegetation near the entrance be removed and/or maintained to
increase visibility from Madaket Road and that the post and rail fence be removed up to the 1st
opening/access onto the first open area. Mr. Pollock explained that this first section of fence is
temporarily there to protect the hydroseed and would be removed once the grass has grown. Ms.
Jelleme wondered if it would be possible to trim back additional vegetation along the road edge
and once inside the property to increase visibility of the pond and encourage the public to access
this unique property. Mr. Donato would like to enable a handicapped visitor to drive down to the
pond or,at the very least,have a spot in the picnic area from which one could see the pond clearly.
There was discussion about re-establishing the pre-existing road, currently a roughly 6' wide
pedestrian access path. Staff stated that this would require Conservation Commission approval
which might be challenging. A typical road measures about 10' in width. Staff will consult
historical aerials to assess the pre-existing status of the `road'.
Mr. Pollock stated that the Field Crew could trim vegetation in certain areas to restore historically
maintained viewsheds.

The Group walked the newly created road and discussed the pros and cons of maintaining or
closing the southwest connection to Madaket Road. The consensus was to maintain this existing
historic access route. The Group continued walking to the primary boat access. This is where
anglers typically park and launch boats to access the pond. There was discussion about the best
ways to fix the ruts caused by erosion,reduce stormwater flow into the pond and improve the road.
Ideas that were considered included smoothing the road, installing water bars to direct stormwater
away from the pond, installing a small 2-tiered dinghy rack for boat storage, and creating a safer
more functional parking area for fishermen who drive their boats to the site on a trailer.
Ms. Freeman explained that she and her staff were working with Nantucket Engineering to
improve parking and trail access around the pond.
CONSENSUS was to remove the privet bushes on either side of the driveway and cut back
vegetation. An engraved boulder referencing Maxey Pond will be placed to mark the entrance to
the property.Various improvements will be implemented in the area typically providing access for
anglers. Staff will research the possibility of restoring the pre-existing road that led to the pond.
This property provides a unique view of and access to a pond which has great significance to the
angling community as well as the public in general. The Land Bank Commission was generally in
support of any improvements that enhanced fishing activities along with public visitation and
enjoyment.
ADJOURNMENT: Upon a motion made by Commissioner Jelleme and duly seconded by
Commissioner Donato, it was unanimously VOTED to adjourn at 5:35 p.m.
