I. Procedural Business Call to order. This meeting was conducted via Zoom and called to order by Linda Williams at 10:00 am. This meeting was recorded on Zoom video. Madaket Advisory Board Members Present (X)Linda Williams-Chair (X))Brad Fleming (X)Tom Erichsen (X) Bruce Mandel (X)Robert Kucharavy Alternate: ( )Mark Palmer ABSENT Applicant PICARILLO—NEW DWELLING Address 6 BALTIMORE (X) CONCERNS (X)Not appropriate (As noted beim„) OVERALL CONCERNS: INAPPROPRIATE DESIGN, SHOULD BE REDESIGNED FOR FOLLOWING REASONS: - Too large, totally visible from all sides, is out of scale and context with the neighborhood, pictures shown have NO relationship to the neighborhood and one shows the largest house in area at 25 Starbuck Road, a great distance down the road from the locus and not visible from Madaket Road - Only canted on the lot because it is oversized, existing house is square to Madaket Road Sited on the setback lines - Flat pitch inappropriate for a dwelling, particularly of this size at 7/12, giving the appearance of being squashed down - South 2nd floor deck is massive/inappropriate, should not be combination shingled wall and open rail, deck not stepped back from edge, depth not called out on the plan. 73 ft long?? - 4 Lt French Doors 2/2 windows inappropriate, not proper architectural style for these windows and doors - What are the plate heights? Drop those and then the pitch can be corrected on the roof and keep under 25 feet - Should NOT be white trim, which would highlight the size and irregular architectural features - Garage door goes into living space, which is something the HDC does not generally approve. it is not an additive mass - Additive massing does not exist and cannot be hidden by multiple flush dormers - It is a full two-story structure, camouflaged as story and a half. A review of the application page shows the SF of both floors almost identical, and all dormers are flush, no lower eaves. essentially a big box - Vertical in appearance, this is a residential structure and has no relationship to commercial Millies - Front door—cannot have sidelights as well as glass in the front door. Has to be one or the other by HDC long-standing policy - Are the contours of the lot being changed? Cannot allow it to be raised. - Would be helpful to see a hardscape/landscape plan MEMBER OF PUBLIC —Alan Schanzer of 3 Starbuck Agreed with what the MAB members stated and pointed out that 25 Starbuck being used as an example of a large house has "nothing to do with this lot". Not being rebuilt in the same location. not the same details, hatch appears to be moving closer to the gable end with the relocated roof walk. None of this is called out on the application other than rebuilding. - No color is on the application page, should remain NTW but needs to be filled out on the application - Drawing incorrect as to rendering. Both the N/S elevations show the roof walk deck elevated off the ridge too far, the E/W are drawn correctly. This roof walk should not be elevated off the ridge in any form.
