Call to order: Everyone should be in attendance. II. Approval of the agenda: III. Minutes: ƒ August 25, 2008 ƒ September 8, 2008 IV. ANRs: The ANRs may be approved and endorsed as a bundle if there are no issues to be discussed. ƒ #7167 Edward S. Bent & Deborah F. Monticello, Trs., Bent Shimmo Nominee Trust, 2 South Valley Road (Map 43 Parcel 165) – this ANR plan shows frontage of 100 feet or more for each of the three lots A, B & C depicted on the plan. The ways are all private and were in existence when the Subdivision Control Law was enacted on Nantucket in 1955. Therefore, the Board may make a determination as to the adequacy of access each road provides. The roads are well travelled and provide access to the abutting properties. A site visit should be made to ensure that the Board is aware of any issues prior to endorsement. ƒ #7168 Dickie Investments Limited Partnership and Elizabeth Coffin Allerhand, 1 Weymouth Street and 47 Union Street (Map 55.1.4 Parcels 30 & 55.1.4-1 – This ANR plan is really a "Boundary Agreement Plan" for the two landowners. The GIS map indicates that a linear line denotes the current property line whereas the ANR plan purports a curvilinear line to illustrate the agreed upon property line. This could also be called a "conveyance plan" that conveys certain portions of the two lots to accommodate maintaining lot areas at approximately 8,627+ square feet for each lot. The lot frontages are not affected. ƒ #7169 Donald E. Dimock, 54 Bartlett Road (Map 66 Parcel 100) – This plan shows this large parcel of land being divided by ANR to create Lot C from existing Lot A. Lot B already exists. VI. Previous Plans: ƒ #6995 Nancy’s Lane Subdivision, 9 Millbrook Road, endorse legal documents & plans – The plans and documents reflect conditions of the approved decision. ƒ #6960 Finback, Bartlett Road, endorse legal documents – The plans and documents reflect conditions of the approved decision. VII. Public Hearings: ƒ #7084 WB Nantucket Holdings, 3 Arrowhead Drive, action deadline 10-30-08 (CONTINUED TO 10-16-08) – The applicant, his engineer, and your consulting engineer have been meeting and we will have a final report for your consideration on October 16th possibly with a draft decision for review. The public hearing is still open. ƒ #7164 Hiawasse Lane Subdivision Modification #1, off Cato Lane, action deadline 12-27-08 (Note: Draft decision) – Please see the draft decision based on your input from the last meeting. The public hearing is closed so you may vote to endorse the decision if you find it in order. ƒ #7166 Alan B. & Patricia C. Myers, Kelley Road, action deadline 12-24-08 (Note: Draft decision) – Please see the draft decision which is a reflection of the site visit with the applicant's engineer/surveyor. This public hearing is still open. If the decision is in order you may close the public hearing and vote to endorse. ƒ #43-08 John F. Trudel, III, 3A Sun Island Road, action deadline 12-21-08 – At your last meeting you voted to approve a second dwelling for this property which allowed the property owner to pull a building permit and begin construction. An existing single family home is located at the rear of the lot. The second dwelling is located in front of that existing dwelling. The applicant is now seeking a multi-family special permit for four (4) detached dwelling units on the one lot incorporating the existing single family home and the recently approved secondary dwelling as units 1 & 2 and will construct units 3 & 4 upon approval of the special permit. Please see the application materials and narrative provided by the applicant's attorney. This is a new public hearing to be opened. VIII.
