I. Call to order:
Chairman Rector called the meeting to order at 6:36PM.
II. Approval of the agenda:
Ills. Williams made a motion to approve the agenda, duly seconded and voted 5 -0 in favor.
III. Minutes:

Ms. Williams made a motion to continue the two sets of minutes to the next Planning Board meeting,

Representing is Surveyor Teddy King, Victoria Waterhouse, Owner and Attorney Marianne Hanley. The
applicant submitted a revised plan with detailed drainage, grading and erosion control details. Ed Pesce has
not received the revised plan. There was a brief discussion regarding the proposed fourteen (14) wide
private way. Chairman Rector opened the floor to the public. No comments were made. Ms. Williams made
a motion to continue this matter to the September 12th meeting, duly seconded and voted 5 -0 in favor.

Representing is Attorney John Brescher and Matt MacEachern. Applicant re- advertised. Staff met with
adjacent abutters on the procedures and laws. Chairman Rector opened the floor to the public. Tom Lowy
at 40 Lily Street questioned if in compliance. Mary West at 35 Lily Street questioned why addition and that
it needs to be conforming. Abby Perelman at 25 Lily Street expressed concern with parking issues and
width of street. John West at 35 Lily Street stated that HDC failed for this structure. Cormac Collier from
Nantucket Land Council commented about the "tree ", that it is not a Town tree. Mr. Borchert questioned
the yellow line, he has no issues with the setback and with the design /addition. Attorney Brescher took into
consideration that some of the Board discussed moving addition further off the street line. Chairman
Rector expressed issue with safety and width of the streetscape. Mr. Vorce stated to remove curbcut to
improve safety and street to narrow. Ms. Williams made a motion to continue this matter to the September
12th meeting, duly seconded and voted 5 -0 in favor.

Representing are David Armanetti and Patty Roggeveen. Ms. Williams questioned about Clay Street going
all the way through have an issue with it. Mr. Marcklinger questioned letter regarding the Lembergs. Mr.
Armanetti stated that they have been actively discussing with the Lembergs. Ms. Williams questioned
access to commercial traffic northern part of the property and is not in favor of them coming in Davkim

Representing is Dan Mulloy. Ms. Williams recused herself. Mr. Mulloy gave a brief summary of the
application. Lot one not be held in a covenant. There will be no further subdivision. There was a brief
discussion regarding the roof drain incorporated into the construction of the new dwelling to improve the
drainage on the site. Chairman Rector opened the floor to the public. Carolyn Harthun at 7 Swayze Drive,
Ray Ruffino at 132 Somerset Road and David Long at 2 West Miacomet all expressed concerns regarding
density, interior roadway, water /sewer and the spirit of the neighborhood. Most of the abutters are
opposed of the proposed subdivision. Mr. Lowell made a motion to close the public hearing, duly seconded
and voted 4 -0 in favor. Mr. Lowell made a motion to approve, duly seconded and voted 4 -0 in favor.

Lauren Sinatra stated that she wanted to make sure that it is encouraged that energy efficiency is included in
the housing plan.
