What was the age of the house?(answer: Carriage house was built in the 1950s/1960s;ell was added on in 1872 then
structure was used as a rooming house.)Will have a lot of visibility from North Water Street and Ash Lane.
Footprint and elevation are higher and greater than main structure as viewed form Ash Lane. Scale and mass are
serious concerns.The long wall at the same height does not feel like additive massing and overwhelms the original
structure. It should reflect vernacular of main structure. Kuester—Nothing to add. Leonardo-Finger—Agree.
McLaughlin—Length of roof is 68 feet,exceeding the 50-foot guideline,and West elevation length is 128 feet.
Agree with Barham. Hill Holdgate—Feel this kind of addition would have been a traditional treatment as to its
becoming a hotel. Detail concerns include: ganged windows facing N Water Street and height,could be reduced a
little so that it looks more additive.

With the windows,transoms,doors and signs,there are a lot of squares on the front of the building. Windows should
have larger panes.Not in favor of the dormer;but if it is to be built,would prefer it have larger casings. Kuester—
Agree with Leonardo-Finger. Color scheme is okay. Panels on either side of the sign are too much.Not in favor of
the dormer.Barham—Opposed to the dormer. 33 &35 Main Street are clearly a pair and should share architectural
expressions. 33 Main Street has columns and entablature;those have been lost on 35 Main Street. Would like to see
that architrave reinstated along the top of the columns and capitals and columns reinstated either side of the door.
Horizontal transoms as they exist are not appropriate.Architrave and columns can stand out but should be the same
color.Williams—Agree with having it brought back to its original state.No concerns with the dormer.

design. Kuester—Would like it pushed farther away from the door. Don't like the cars parked in the front.4 French
doors,dormers and pool will be visible.Cupola isn't believable in this neighborhood. Barham—Would like to see a
topographical;agree it should move farther back from the road. South elevation left side,double dormer with the"B"
units up-stage the statement being made by the board-and-batten unit;okay with rear dormer;if the front is a head-
room issue,a gambrel roof for that mass might work better;"B"windows on first floor should be"C"type windows
to look more barn like.Okay with the dormer over dining room but horizontal window panes should be more
traditional and could be higher on the roof. West elevation jogs are 8 or 9 inches and should be more distinct;they
will be visible due to forward position.Cupola should be centered.Williams—Okay with parking in front,but
should cut back the scale.Agree with Barham about West elevation massing.Little cross gables don't work along the
additive massing;should try another treatment.Can only approve the cupola if the board and batten stays. South
elevation dormers,the"B"window on the right should be a"C".Don't like the cross gable on the front.On the
transom windows,change to three panes for more vertical orientation. Broken back on the left might work. Moving it
toward the back will expose more foundation.

dual black. Barham—The building seems to sprawl,asked distance from Delaney Road in relation to its neighbor.
(answer: neighbor is 26 to 28 feet from Delaney.)In terms of ground cover,there is no yard and so feels out of
balance.Air-conditioning units(A/C)face Derrymore Rd.Ceiling height in main mass exceeds 8 feet.From the
South elevation,the three parts of the house don't go together;windows in main mass are too small and windows in
wings are too large thus dominating the main mass. Large wall face on center section makes the mass feel very large.
The 2-over-2 window style does not match design.Williams—French door should not face Delaney.Agree about
windows on South elevation. South elevation right wing is 24 feet and main mass is 30;right wing is too long. South
elevation length is 72 feet;structure needs to be shortened.Agree about the South elevation perceived height. Slider
West elevation inappropriate.

to be broken and separated by shingling. However,the roof walk access is through a door into a faux chimney,which
is not approvable;need to come up with another access. Kuester—Agree,except for chimneys. Some window forms
are atypical to Nantucket. Leonardo-Finger—Agree about over fenestration and agree with Kuester about the
chimneys and window shapes.Williams—The top of the structure will be visible from Tupancy and the water. The
two large gambrels side by side will look massive.There are hipped roofs and gables and gambrels mixed together.

Concerns (4:49) Barham—The height poles seem too close to Madaket Road;the height would be okay,but not that close to
the bike path. The premise was that the pool houses would look light small cottages fronting on Madaket Road;but
this pressed hard up on the road makes the statement of being the rear of the property. Gable to the road feels too tall.
Chimneys are drawn in different locations on different elevations. Kuester—Agree with Barham about the pool
house.The main house is too close to Hedgebury; it is farther forward than the neighbors and seems to be taller.
There are no roof walks in this area and don't want to see it get started,most certainly not a skirted roof walk.
Leonardo-Finger—Agree with what's been said. Williams—This is too large.The eaves are too high all the way
around;the eave height is hidden behind a porch and two vertical gables. Six-foot wings are not appropriate additive
massing;two gables forward are inappropriate;too vertical;ganged windows facing Hedgebury are inappropriate;
white trim is not appropriate for as it is designed. This is a transition dormer between Town and rural so structures
should feel low.
