The garage is currently located in the setback on the north and west by 2.8' and 1.0' respectively. The 11' x 17' addition will not exceed the setback limits. The current garage CMU foundation will be raised 16 ", adding two courses of CMU's to the existing foundation. This is required due to increase of grades to both neighboring properties. Currently the garage floods in heavy rains. Also, we are requesting that the current lay out of the drive, apron and parking be allowed to remain as is which is shown on 'Existing Plot Plan' and proposed plan. The width of Howard Street is too narrow to allow entry for service trucks or Fire truck if drive was less than current width. This dwelling unit will be used for an elderly family member.
