NOTICE
A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS
will be held at 1 : 00 P.M. , FRIDAY, DECEMBER 6 , 1996, in the
Selectmen' s Meeting Room, Town and County Building, Broad Street ,
Nantucket, Massachusetts , on the Application of :

The Applicant requests a FINDING under M.G.L. , c. 40A, §6 ,
and Nantucket Zoning By-Law §139-33A, that the alteration of the
said to be pre-existing single-family dwelling upon the subject
property by demolition of the single-story existing structure having
a ground cover of about 823 square feet and construction of a
two-story replacement dwelling with about 1400 square feet of ground
cover will not be substantially more detrimental to the neighborhood
than the existing conditions upon the property. The Locus is
non-conforming as to lot area , having an area of about 15 , 160 square
feet , in a district that requires a minimum lot area of 120, 000
square feet; as to ground cover ratio, having a ratio of about
6 . 13%, in a district that requires a maximum ground cover ratio of
3%; as to frontage, having a frontage of less than the required 200
feet; and as to side yard setback, having a setback on the westerly
side of about 11 feet in a district that requires a minimum side
yard setback of 20 feet . Proposed ground cover will be about 9 . 23%,
but within the 1 ,500 square feet allowed for lots of record with
more than 5 ,000 square feet of lot area . In the alternative, and to
the extent necessary, the Applicant further seeks relief by VARIANCE
from the Nantucket Zoning By-Law §139-16A ( Intensity Regulations) in
order to construct the alterations herein set forth. As to adjacent
property with similar issues and history, see the Decisions in BOA
cases Nos . 013-94 and 028-96 .

with 3% being the maximum permitted. Proposed ground cover will be about
9.23%, but within the 1,500 square feet allowed for lots of record with more
than 5,000 square feet. In the alternative, and to the extent necessary, the
Applicants further seek variance relief from Nantucket Zoning By-law §139-16.A
(Intensity Regulations) in order to construct the alterations herein set
