JAEGER AND FRED H. JAEGER BOARD OF APPEALS FILE NO . 041-96 Applicants are seeking relief by VARIANCE pursuant to Nantucket Zoning By-Law §139-32 from the requirements of Zoning By-Law §139-19E (minimum driveway width) to allow a reduction in the width of the access driveway from 20 feet to 15 feet . In addition and/or in the alternative, Applicants are seeking a SPECIAL PERMIT under Zoning By-Law §139-18B (parking requirements) to reduce the number of required spaces from 13 to 10; and a SPECIAL PERMIT under Zoning By-Law §139-20C (off-street loading requirements) . Applicants propose to construct a commercial building on a vacant lot that currently contains an existing 15-foot wide paved driveway. The premises is located at 119 PLEASANT STREET, Assessor ' s Map 55 , Parcel 267 . 5, Land Court Plan 35560-E, Lot 11 . The property is zoned Residential-Commercial . APPLICATION OF JANET AND FRED JAEGER 119 Pleasant Street Applicants wish to construct on their vacant lot a commercial-use building requiring 13 parking spaces according to Section 139-18 of the Nantucket Zoning Bylaw and also requiring a loading space according to Section 139-20 of the Bylaw. Because the existing driveway connecting Pleasant Street with their proposed parking lot is 15 feet wide rather than 20 feet wide as required under Section 139-19 of the Bylaw, the driveway would have to be widened by 5 feet to accommodate the Bylaw. The additional 5- foot width would eliminate three parking spaces and leave insufficient room for a loading space of the dimensions required under the Bylaw. Relief sought: 1. Applicants seek a variance under Section 139-32 for relief from the requirements of Section 139-19E to allow a reduction in the width of the access driveway from 20 feet to 15 feet. 2 .
