NOTICE
A Public Hearing of the ZONING BOARD OF APPEALS will be held
at 1:00 P.M., Friday, April 8, 1994, in the Town and County
Building, the Selectmen's Meeting Room, Broad Street, Nantucket,
Massachusetts, on the Application of:
PARKS AND RECREATION DEPARTMENT, FOR ITSELF AS LESSOR, JEFFREY
BALLARD, LESSEE, AND THE TOWN OF NANTUCKET, OWNER

Applicant is seeking relief by VARIANCE pursuant to Nantucket
Zoning By -Law §139 -32A from the requirements of Zoning By -Law §139 -
16A (Intensity Regulations) in order to construct a concession
building. The proposed structure will-be 10 by 20 feet with an
attached storage bin which will be 3 by 10 feet, and an uncovered
attached porch service area of 5 by 23 feet, for a total ground
cover of 230± square feet. The proposed structure will be located
at a zero front yard setback in a district that requires 30 feet.
Applicant is also seeking a VARIANCE from the parking requirements
of Nantucket Zoning By -Law §139-18B(2) (b) for the waiver of six ( 6 )
off street parking spaces, five (5) for the one take out station,
and one required for four (4) employees. Applicant is also seeking
relief by SPECIAL PERMIT from the requirements of Nantucket Zoning
By -Law §139 -20 (off- street loading facilities) to the extent
necessary. Additionally, Applicant is seeking relief by SPECIAL
PERMIT under Nantucket Zoning By -Law §139-8B(l) to allow the use of
the structure as a concession facility.
The property is located at WESTERN AVENUE, SURFSIDE BEACH,
Assessor's Map 87, parcels 60 -66, as shown on Land Court Plan 8597 -
B, lots.B2 -B8. The premises are zoned Residential -2.
