KATSAPETSES, TRUSTEE OF THOMAS TRUST Board of Appeals File No. 020 -94 Applicant is seeking a modification under Nantucket Zoning By- Law §139 -30A of the Special Permit issued to him in BOA file No. 061 -91, on September 20, 1991, by this Board, in order to operate a take -out coffee establishment on the outside patio of the premises. Special Permit relief is also sought under Nantucket Zoning By -Law §139 -9B(0) to allow this use on the premises, and also under Nantucket Zoning By -Law § §139- 18B(3) and 139 -20A, to the extent necessary, to waive any additional parking and loading zone requirements. Currently, there are two (2) retail stores on the first floor and one (1) apartment and one (1) office on the second floor. Parking relief for seven (7) spaces was granted in the 1991 Special Permit. (Also, see previous applications No. 006 -81 reheard as 038 -83.) Special Permit Relief is also sought under Section 139 -9 B(0) and to the extent deemed necessary under Sections 139- 18 -B(3) and 139 -20 A. Applicant's current use per relief granted at the September 13, 1991 Meeting is as follows: 1) 2 Retail stores on the first floor for a total of 623 sq. ft. 2) 1 Apartment and 1 office on the second floor for a total of 761 sq. ft. 3) Parking relief for a total of 7 spaces based on the above uses. Applicant seeks to operate a take -out coffee establishment on the outside patio of the premises. There will be no on -site service and no food preparation. The premises are located at 8 Oak Street, Assessor's Map 4231, Parcel 0102 and the property is zoned R -C.
