Applicants are seeking a Special Permit under 139 -9B of the Zoning Bylaw to allow use of the premises for light manufacturing; storage and warehousing, including properly screened open storage of goods and materials; fabrication and assembly of component parts for off -site construction or use; petrochemical storage and transfer facilities in properly constructed packaging containers; garages for storage, repair, washing, painting or other servicing of motor vehicles; rental or sale of bicycles, motorcycles, motor scooters, mopeds, automobiles, trucks and other such motorized land transports or means of conveyance; and /or taxi business in which more than three(3) licensed vehicles may be used, as may be allowed under Sections 139 -9B(2) (a) , (b) , (c) , (d) , (g) , (1) , (m) of the Zoning Bylaw. The premises are located at 142 OLD SOUTH ROAD, Assessor's Map 69, parcel 61, as shown on Land Court Plan 26,984 - J, Lot 27. The property is zoned RC -2. 2. Our decision is based upon the application and documents filed therewith, the testimony and evidence presented at the hearing, no letters or testimony in opposition, and a favorable recommendation from the Planning Board. 3. The proposed uses, for motor vehicle storage, maintenance, repair, sale and /or rental, and /or general light manufacturing and storage are all Special Permit uses under §139 -9B of the Zoning Bylaw and the Board finds that they are not inherently in violation of §139 -7E(4) of said Bylaw. 4. The premises are not within the Public Wellhead Recharge Overlay District. 5. At present the building is vacant except for two (2) apartments on the second floor and otherwise fully complies with all applicable zoning requirements. 6. The Board finds that the proposed use of the building is not substantially more detrimental to the neighborhood than the present use and that said proposed uses are in harmony with the purpose and intent of the bylaw.. 7.
