A Public Hearing of the BOARD OF APPEALS will be held at 1:00
P.M., Friday, April 26, 1991, in the Town and County Building,
Broad Street, Nantucket, Massachusetts, on the Application of:

Applicant seeks relief by Special Permit under Sections 139 -
16C and 139 -30A of the Zoning Bylaw from the requirements cf
Section 139 -16A (Intensity regulations, rear yard setback) to
reduce the required setback from ten (10) feet to five (5) feet to
allow construction of a shed no closer than five (5) feet from the
northerlv lot line.
The premises are located at 3 HEDGE ROW, SIASCONSEm
Assessor's Map 73.3.2, parcels 83 and 39.3, as shown on Land Court
Plan 14105 -D, Lot 10, and Plan File 29 -F, Lot 15. The property is

The Applicants seek Special Permit relief pursuant to Section
139- 16C(1) and 139 -30A to reduce the required rear line setback
from ten (10) feet to five (5) feet to allow the construction of
a shed no closer than five (5) feet from the northerly lot
line. The premises are located at 3 Hedge Row, Siasconset, are
shown as Assessor's Parcel 73.3.2 -083, Lot 15 on Plan File 29 -F
(front) and Assessor's Parcel 73.3.2 -39.3, Lot 10 on Land Court
Plan 14105 -D (rear), and,are zoned R -2.
Approximately half of the premises (all of Lot 15, which
consists of 10,623 sq.ft.) is subject to a restriction which
prohibits building any structure upon it, through various title
documents.
In order to maintain adequate distance between the house on
Lot 10 and the proposed shed, a reduction of the rear line
setback is requested. The Applicants feel that this relief is
in keeping with the general purpose and intent of the Zoning
By -law due to the fact that there are 10 -foot hedges along the
rear and side lot lines which screen the Applicants' property
from their neighbors.
