Applicant proposes to increase the store area to 771 SF, add two new stores of 400 and 567 SF and convert the dwelling unit into a 4 -unit employer dormitory for 8 employees. The parking requirement, increased from 5 to 16 spaces, would not be met. Arno ( -89 Applicant proposes to alter his existing building located at 27 Easy Street, by enlarging the existing retail store from two square feet in floor area to 771 square feet; by placing additional retail stores, containing 567 and 400 square feet, respectively, on the first floor of the premises; and by using the remaining living space in the building as an employer dormitory, accomodating up to eight persons in four bedrooms. Therefore, applicant requests the following relief: 1. Special permit under §139-22.H, for an employer dormitory. 2. Variance from §139 -19, to relieve the requirement for off - street loading facilities for the enlarged retail store and the additional retail stores. 3. Special permit under §1 39 -18.G, for relief from off - street parking requirements, the premises being located within the Core District and Resident Parking Permit District. The number of parking spaces which the applicant requests be made is eleven, computed as follows (no spaces are now provided, and none arc- proposed): Present Proposed Residential unit 4 Employer dormitory -- Retail stores 3 4 Unit A: area 1 employees 1 -- 3 Unit B: area -- 1 employees 2 Unit C: area 1 employees 5 16 Total required The premises are located in a residential - commercial district, so the proposed increased commercial use is permitted as of right. No dimensional requirements of the by -laws are violated, at present or in the proposed plan. Provision of off - street parking spaces and off - street loading facilities is physically impossible, and would have an adverse and significant effect upon the scenic and historic integrity of the neighborhood. Provision of the employer dormitory reflects an appropriate concern with housing for seasonal employers.
