Enclosed is the Decision of the Zoning Administrator which has this day
been filed with the office of the Nantucket Town Clerk.
An Appeal from this Decision to the Zoning Board of Appeals may be
taken pursuant to Nantucket Zoning By -law Section 139- 29.C.(3)
Any action appealing the Decision must be brought by filing a notice of
appeal, specifying the grounds thereof, with the Town Clerk, pursuant
to Nantucket Zoning By -law Section 139- 29.C.(6)

1. Upon review of the Application submitted by the Applicant, the Zoning Administrator
determined pursuant to Nantucket Zoning By -Law (the "By -law ") Section 139- 33.A(1)(b) that
the proposed alterations to the pre- existing, nonconforming structure on a nonconforming lot
will not increase the nonconforming nature of the structure and will not create any new
nonconformities.
2. The Applicant proposes to alter the existing single - family dwelling by lifting the structure
and constructing a new foundation and by constructing open porches on the north and south sides
of the structure. Once the structure is placed on the new foundation, it will be placed no closer to
the front yard lot line than presently sited at about 6.3 feet at its closest point. The location of the
structure on the site will remain unchanged. The proposed open porches on the north and south
sides of the structure will be sited no closer to the front yard line than 6.3 feet. Other proposed
exterior changes to the structure will meet current setback requirements.
3. The Locus is shown on plan entitled, "Proposed Site Plan #71 Lovers Lane ", prepared by
Earle & Sullivan, Inc., dated January 19, 2016, and attached herewith as "Exhibit A ".
4. Based upon the above referenced site plan and the information contained within the
application, the Zoning Administrator finds that the proposed changes to the structure
will not increase the nonconforming nature of the structure, will not create any new
nonconformities, and hereby issues the permit as requested.
