A Public Hearing of the BOARD OF APPEALS will be held on
FRIDAY, NOVEMBER 21, 1986 at 1:30 p.m. in the TOWN AND COUNTY
BUILDING, FEDERAL AND BROAD STREETS, NANTUCKET, on the Applica-
tion of THE ROBERTS HOUSE CORP. (133 -86) seeking a SPECIAL PERMIT
under SECTION 139 -18G,. and 139 -33A and VARIANCE relief as to
SECTION 139 -19 for the following : (1) extend an alleged pre-
existing non - conforming guest house (the ROYAL MANOR) structure
and use licensed for 7 rooms (and said to have 3 more guest
rooms) by addition of 7 more guest rooms; (2) alter basement for
930 SF of new retail use; (3) alter garage for 640 SF of new
retail use; (4) waiver of 5 off - street parking spaces required•.
for the added rooms, 8 for basement and garage retail plus 2 for
retail 'employees (15,total) less up to nine spaces which could,
if necessary, be provided in lieu of garden; (5) waiver of off -
street loading facilities; (6) transfer 727 SF of land to south -
erlyfabutter (0'Reilly's Meeting House) without consequent non-
conformity to zoning requirements of lot area, frontage and
setbacks. The premises are located at 31 CENTRE STREET, Assessor's
Parcel 42.3.1 -068 and zoned RESIDENTIAL - COMMERCIAL.

Expansion of a pre- existing non - conforming structure and /or
use by the addition of seven (7) guest rooms within the existing
structure for a tital of fourteen (14) guest rooms. Only seven
(7) of the existing ten (10) rooms are licensed. Special permit
relief pursuant to §139 -30 is requested.
Alteration and /or expansion of a pre- existing non - conforming
structure and /or use by the change of use of the existing basement
to retail space consisting of 930 square feet and the change of
use of the existing garage to retail space consisting of 640 square
feet. Special permit relief pursuant to @139 -30 and ®139 -33 is
requested.
Relief from ®139 -18, Off Street Parking Requirements and
®139 -19, Off Street Loading Facilities is requested. Currently
there is no on site parking for guests. The requested expansion
of seven (7) rooms would require a waiver of five (5) parking
spaces. The retail space would require eight (8) spaces plus
two (2) for employees. The applicant proposes to provide nine
(9) parking spaces or less requiring a waiver of six (6) parking
spaces or more. The applicant prefers to maintain the interior
of the lot as a garden, however, parking will be provided as set
forth on the plan if requested by the Board.
Further, the applicant requests special permit and /or variance
relief to transfer and merge 727 square feet of land along the
southerly boundary of the Royal Manor property (shown as Lot 3 on
the attached plan) to abutting property known as the Meeting House,
owned by Michael and Sara O'Reilly. The purpose of the transfer
is to make the Meeting House property conforming as to area. The
Royal Manor property will remain in compliance with zoning as to
area and frontage and the existing non- conforming building set backs
will not be affected.

structure for a t6tal of fourteen (14) guest rooms. Only seven
(7) of the existing ten (10) rooms are licensed. Special permit
relief pursuant to §139 -30 is requested.
Alteration and /or expansion of a pre- existing non - conforming
structure and /or use by the change of use of the existing basement
to retail space consisting of 930 square feet and the change of
use of the existing garage to retail space consisting of 640 square
feet. Special permit relief pursuant to @139 -30 and @139 -33 is
requested.
Relief from @139 -18, Off Street Parking Requirements and
®139 -19, Off Street Loading Facilities is requested. Currently
there is no on site parking for guests. The requested expansion
of seven (7) rooms would require a waiver of five (5) parking
spaces. The retail space would require eight (8) spaces plus
two (2) for employees. The applicant proposes to provide nine
(9) parking spaces or less requiring a waiver of six (6) parking
spaces or more. The applicant prefers to maintain the interior
of the lot as a garden, however, parking will be provided as set
forth on the plan if requested by the Board.
Further, the applicant requests special permit and /or variance
relief to transfer and merge 727 square feet of land along the
southerly boundary of the Royal Manor property (shown as Lot 3 on
the attached plan) to abutting property known as the Meeting House,
owned by Michael and Sara O'Reilly. The purpose of the transfer
is to make the Meeting House property conforming as to area. The
Royal Manor property will remain in compliance with zoning as to
area and frontage and the existing non- conforming building set backs
will not be affected.
