Sherman, Chairman BOARD OF APPEALS BOARD OF APPEALS TOWN OF NANTUCKET NANTUCKET, MASSACHUSETTS 02554 DECISION: The BOARD OF APPEALS,.at a•Public Hearing held on FRIDAY, OCTO- BER 39 1986 at 1:30 p.m. in the Town and County Building, Nantucket, made the following Decision on the Application of ERNEST W. CULKINS (103 -86) address Box 6219 Siasconset, MA 02564. 1. Applicant seeks a SPECIAL PERMIT pirsuant to SECTION 139 -9B 3 b) of the Zoning Code to construct and use a build tag for storage ( �( a ui ment also of the goods of and warehousing of burner and chimney q P ' remises others, not including perishable, hazardous or toxic items. The P are on TEASDALE CIRCLE OFF NOBADEER FARM ROAD, Lot 55 of the subdivi- sion Plan 14342 -P for Assessor's Parcel 60 -025, and in the district RESIDENTIAL - COMMERCIAL -2. 2. Our findings are based upon the App lication papers, and plan, lan, identi- testimony and representations received at ouwhestorg•building as L- fied as our Exhibit "A", shows the proposed Y shaped. We understand that Applicant's storage incidental to his chimney and oil burner servicing business will be in the central portion of the first floor. One leased storage space will be in the nor th g a spaces will be in the west wing. The second floor will initially be for storage use, possibly single apartment dwelling unit use in the future. Applicant may permissably use some storage space instead for a retail sales purpose, provided the required off - street parking spaces are then available. Storage uses proposed will be within the building and not out in the open. i 3. Applicant proposes to lay out 12 parking spaces as shown on Exhibit A with spaces numbered 11 and 12 between the wings of the building proposed to serve as the off - street loading space required by Section 139 -19. As shown on Exhibit A, a fence or privet screening d east (partially) lot lines. will be provided along the west, north an 4 e th (103 -86) -2- Applicant will comply with the screening requirements of Section 139 18F (1), and appears amply to meet the parking space req u of Section•139 -18I. Gravel surfacing is proposed and no overnight storage i of trucks. 4. We find that the proposed uses would not intrinsically be in violation of Section 139 -20A. Waste oil will be regularly and properly disposed of in closed containers in accordance with regulations and Town procedures. 5. The Planning Board's recommendation is favorable, the Historic District Commission has, we're told, approved the building design, no opposition was heard. This area of the R -C -2 district is consire ed appropriate for such uses. We find, therfore, that the requested would be in harmony with the general purpose and intent of the zoning chapter. 6. Accordingly, y ' b UNANIMOUS vote this Board GRANTS to Appli- cant the requested SPECIAL PERMIT pursuant to SECITON 139- 9B(3)(b) for the uses proposed.
