OF APPEALS which has this day been filed with the Town
Clerk.
Any appeal from this action shall be made pursuant to
Section 17 of Chapter 40A of the General Laws, and shall

DECISION:
The BOARD OF APPEALS, at a Public Hearing held on FRIDAY, AUGUST
15, 1986 at 1:30 p.m. in the Town and County Building, Nantucket, made
the following Decision upon the Application of RICHARD AND JUDITH MORAN
(088 -86) of Hawthorne Lane, Nantucket, MA 02554.
1. Applicants seek a SPECIAL PERMIT under Zoning By -Law SECTION
139 -7C to install an Accessory Apartment by addition to their single -
family residence. The premises are located atjo HAWTHORNE LANE, Assessor's
Parcel 056 -221, Lot 29, Plan 14973 -F, Certificate 7174, and in the
RESIDENTIAL -2 zoning district.
2. Our findings are based upon the Application papers and plans
and testimony offered at our hearing. As explained by Applicants, the
apartment will be in a single -story addition of about 18' x 30' or
540 SF, less than 40% of the gross floor area. One bedroom will be
provided, and one main entrance, consistent with a predominantly single -
family residential character.
3. The driveway will accommodate two off - street parking spaces,
corresponding to the two dwelling units to which Applicants are limited
on their lot.
4. Applicants intend to rent the Accessory Apartmentto their
daughter on a year -round basis. They will execute and make of record
the required covenant (Section 139- 7C(2)(g) ).
5. The Planning Board's recommendation was favorable, and no
opposition was heard.
6. We find that the structure and use proposed are in harmony
with the general purpose and intent of the zoning chapter, this being

assured by their full observance of the conditions set forth in Sections
139- 7C(2)(a) through (g).
7. Accordingly, this Board by UNANIMOU5 vote GRANTS to Applicants
the requested - relief by SPECIAL PERMIT to install the Accessory Apartment
subject to such conditions.
