Sherman, Chairman BOARD OF APPEALS t BOARD OF APPEALS TOWN OF NANTUCKET NANTUCKET, MASSACHUSETTS 02554 DECISION: At a Public Hearing of the BOARD OF APPEALS held on FRIDAY, APRIL 4, 1986 at 1:30 p.m. in the Town and County Building, Nantucket, in the matter of the Application of SAMUEL W. SWAYZE, JR. (037 -86) address 11 Priscilla Lane, Nantucket, MA 02554, the Board enters the following Deci- sion and makes the following findings: 1. Applicant seeks a VARIANCE from the code SECTION 139 -16A ground cover limitation to construct an addition to an existing single - family residence despite exceeding the 12.5% ground cover ratio. The premises are at 11 PRISCILLA LANE, Land Court 13926 -A, Lot 14, and are zoned RESI- DENTIAL-2. 2. Based upon the Application papers, viewing, presentations and submissions at our hearing, we find that Applicant's predecessor Mrs. Swayze obtained a variance (037 -78) to construct her residence on the premises, although of a substandard 10,366 SF (where 20,000 SF are requir- ed). Maximum ground cover ratio was since reduced from 20% to 12.5% (i.e., 1295.8 SF) so the 1477.8 SF premises are about 182 SF over the maximum. The addition would add 304 SF. 3. Applicant presents family reasons of hardship alleviated by an addition. A second -story addition is not approximate with HDC aesthetic limitations; otherwise, footprint could be limited. Applicant's counsel presented convincing evidence that the proposed addition would result in a ground cover ratio in harmony with the immediate neighborhood. 4. While the Planning Board's recommendation was understandably un- favorable, the only party in interest heard from was favorable. Alterna- tive relief by Special Permit was not asked. 5. Accordingly, with the requisite findings, the Board, by UNANIMOUS vote, GRANTS to Applicant the requested relief by VARIANCE. (037 -86) -2- Dated: April 7, 1986 Nantucket, MA 02554 William R.
