OF APPEALS which has this day been filed with the Town
Clerk.
Any appeal from this action shall be made pursuant to
Section 17 of Chapter 40A of the General Laws, and shall
be filed within twenty (20) days after this date.

DECISION:
At a meeting of the BOARD OF APPEALS held Friday, September
281 1984 (continued until Tuesday, October 9, 1984) in the Town and
County Building, Nantucket, in the matter of the Application of The
I.O.O.F. (068 -84), the Board finds:
1. This is an Application for a Special Permit under Section
4 (B) (2) (a) of the Zoning By -Law. The Applicant wishes to construct
a building to be used as its meeting hall and in furtherance of this
objective the organization, a legally existing non - profit Massachusetts
organization located in the Town and County of Nantucket, purchased
property in 1983 at the corner of Bartlett Road and Cato Lane, being
shown as Lot 1 on a plan recorded at the Registry of Deeds in Plan
File 13 -E and is zoned Residential -10.
2. Based upon a review of the Application, plans,testimony
and representations at the Hearing, the Board finds that the Zoning
By -Law provides that the Board of Appeals may allow, by Special Permit,
private clubs not conducted for profit. Given the relative infrequency
of the Club's meetings, given the landscaping and parking plan as
presented as part of the Application ( with the proviso that said plan
be modified so as to prohibit access onto Cato Lane other than for
service vehicles having ingress and egress to the rear of the building)
and given that the Applicant has agreed to the following restriction:
a) The premises are not to be rented to outside parties
foil functions not related to the I.O.O.F.

The proposed private club will not violate the spirit or
intent of the Zoning By -Law and will not be morT detrimental to the
residential character of the neighborhood.
3. Therefore, the Board, by UNANIMOUS vote, GRANTS the
SPECIAL PERMIT under Section 4 (B) (2) (a) for the construction and

use of the structure as a private club not conducted for profit }
subject to the restrictions listed in paragraph 2(a) above.
