Upon review of the application submitted by the Applicant for the above - referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139- 33.A.(3)(a), the proposed addition to the structure does not increase the nonconforming nature of the locus. 2. The Applicant is proposing to alter the existing structure (dwelling) by building an addition to this 914 square foot cottage known as "Tack ", Unit 3 of seven units in Crow's Nest Cottages Condominium. The alterations consist of an extension on the east side of the cottage and a slight raising of the roof ridge. The total additional ground cover for this unit will be 120 square feet, bringing the dwelling's entire ground cover to 1,034 square feet. The proposed addition is within the buildable portion of the Property and will increase the ground cover of the entire lot from approximately 6.7% to approximately 6.9% in a zoning district where a maximum 30% ground cover is allowed. The total lot area is 91,823 square feet in a district that requires a minium lot area of 5,000 square feet. The existing total ground cover of the seven (7) cottages is approximately 6,216 square feet where 27,547 square feet of ground cover is allowed. Therefore, the addition will not create any new non - conformities to either the structure or the lot. 3. The Locus is pre-existing non - conforming with respect to setbacks, with two of the other units sited within the required five (5) foot setback, and with respect to the siting of seven structures on a single lot where a maximum of two are allowed pursuant to 139- 7.B(1). Similar relief has been granted to other condominium units in the past. This unit was granted a Special Permit for a 2002 bathroom addition in Zoning Board of Appeals File No. 090 -01. Applicant has applied for and been granted approval for the proposed work by the Historic District Commission (see Certificate of Appropriateness No. 60612) and by the Conservation Commission (see Order of Conditions recorded with the Nantucket Registry of Deeds as Document 143456). 4. Therefore, because the proposed addition and alterations would not be substantially more detrimental to the neighborhood than the existing non- conforming multiple cottages and will not result in any new non - conformities as shown on the site plan entitled, "Site Plan To Accompany A Notice of Intent in Nantucket, Ms.," dated November 14, 2013, prepared by Michael Connolly & Associates, Inc., a reduced copy of which is attached hereto and marked as "Exhibit A ", the Zoning Administrator finds that the proposed work will not increase the nonconfotnung nature of the Locus.
