1. Upon review of the application submitted by the
Applicant and the referenced plans and takings, it was
determined by the Zoning Administrator pursuant to
Nantucket Zoning Bylaw Section 139 -33.A that the
merger of Lot 2, Parcel N and Parcel U will not be
substantially more detrimental to the neighborhood.
2. The Applicant acquired Parcels N and U from the Town,
which Parcels were former unconstructed roadways which
wea3d could have provided legal frontage to the Locus.
3. The Locus' potential frontage was eliminated by the
acquisition of Parcels N and U by the Town of
Nantucket, which effectively eliminated them. The
subsequent sale of Parcels N and U to the Applicant
and their merger with Lot 2 mated preserved frontage
for the Locus, but not enough to make it conforming.
4. The Locus now has 20 feet (one of two 20' lines at
right angles) of frontage in a zone which requires 75
feet. The Locus complies with minimum area,
containing approximately 30,127 square feet in a zone
which requires 20,000 square feet.
5. Locus is deemed to be a legally nonconforming lot as
to frontage pursuant to Nantucket Zoning Bylaw Section
139 -33.L.
