State below or attach a separate addendum of specific special permits or variance relief applying for.
The applicants propose to place a new foundation under the pre-
existing, nonconforming single - family dwelling upon the locus, and
to move the dwelling about 1.5 feet toward the rear lot line in
order to place stairs at the front of the dwelling to enable access
to the first floor at its increased height. The locus is
ionconforming as to lot area, having area of about 2,050 square
feet in a zoning district where minimum lot area is 5,000 square
feet, and frontage of about 42 feet, with 50 feet being the
required minimum. The structures upon the locus are nonconforming
as to westerly side yard setback, with the "cottage" (studio) being
about 1.6 feet from the westerly lot line; rear yard setback, with
the "cottage" being about 1.0 foot from the northerly lot line;
easterly side yard setback, with the dwelling being about 2.6 feet
from the easterly lot line; and ground cover ratio, which is about
50.38, with 308 being the maximum for an undersized lot in this
zoning district. The work to be done upon the dwelling will not
increase the easterly side yard setback nonconformity, and the rear
setback of the dwelling will be reduced but will still be greater
than the setback of the existing "cottage". The maximum height
limit of 30 feet will not be exceeded. The applicants propose to
remove a portion of the "cottage ", containing about 88 square feet,
which will result in ground cover ratio being reduced to about 468,
which would be within the maximum allowed by special permit for an
undersized lot in this district. Accordingly, the applicants
request relief by Special Permit under Nantucket Zoning By -law
§139 -33.A, for the alteration of their pre- existing, nonconforming
structures without creating any new nonconformity or increasing any
existing nonconformity. (It is to be noted that the easterly
boundary of locus is indeterminate and that the statements herein
as to area, frontage, easterly side yard setback and ground cover
ratio can only be approximate.)
