I, Brian Ryder, Owner of 12 Mary Ann Drive and Ryder Electric, Inc. am seeking Relief by
Special Permit to grant Ryder Electric, Inc. availability to use outside storage related to my
business. I am asking for this Relief because the zoning of 12 Mary Ann Drive has changed from
RC2 to C -Tec Zoning.
I understand that on September 10, 1999, Application No.: 067 -99, I agreed to no outside storage
of goods and materials related to my business because my lot was zoned as Residential
Commercial 2. Now that 12 Mary Ann Drive is zoned as C -Tec and the needs of Ryder Electric
have changed, I have an outside loading dock located behind Ryder Electric that houses spools of
wire for electrical services. This docking station was created to roll the spools of wire into the
trucks /vans due to the size and weight of the wire. It is screened by a 6' hedge and the building.
Next to that I store temporary electrical meters which are screened by a 6' decorative wooden
fence and hedge.
1 am asking the Board of Appeals to consider granting me this special permit because the storage
is accessory use for Ryder Electric's business.

DECISION:
1. At a public hearing of the Nantucket Zoning Board of
Appeals, on Thursday, May 9, 2013, at 1:00 P.M., 4 Fairgrounds
Road, Nantucket, Massachusetts, the Board made the following
decision on the application of Bryan T. Ryder, PO Box 479,
Nantucket, Massachusetts 02554, File No. 012 -13:
2. Applicant requested a modification to Zoning Board of
Appeals Decision No. 067 -99 (as amended in Decision Nos. 042 -01
and 032 -02) to allow exterior storage as an ancillary use to the
existing business, Ryder Electric, Inc. The Locus is situated
at 12 Mary Ann Drive, shown on Assessor's Map 68 as Parcel 443,
and evidence of owner's title is recorded at Certificate of
Title 19030 in the Nantucket Registry District of the Land
Court. The site is zoned Commercial Trade Entrepreneurship and
Craft (CTEC).
3. This decision is based upon the application and
accompanying materials, representations, and testimony received
at the public hearing. There was no Planning Board
recommendation on the basis that no matters of planning concern
were presented. There no letters in favor or in opposition to
the requested modification.
4. Bryan Ryder presented the application at the hearing.
He explained the request for exterior storage and requested that
in the alternative to the requested modification, that the Board
rescind the special permit due to the rezoning of the property
from Residential Commercial 2 (RC -2) to Commercial Trade
Entrepreneurship and Craft (CTEC).
The Board discussed the rezoning of the property and
determined that the use of the property as an electrical
contractor shop met all requirements of the CTEC district and
that special permit relief was no longer required.
5. Therefore, based on the application materials,
testimony received at the public hearing, and the modified
request, the Board finds that a special permit relief for the
use of the property is not required. No evidence was presented
to support the need for special permit relief for waivers from
any sections of the Zoning Bylaw.
6. Accordingly, by a unanimous vote in favor (Botticelli,
O'Mara, Koseatac, Poor, Angelastro) the Board of Appeals
rescinded the previously granted special permits.
