Upon review of the application submitted by the Applicant and the building department file of the above - referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139- 33.A.(3)(a), the proposed alterations to the structure will not increase the nonconforming nature of said structure. The Applicant is proposing to construct an addition to the rear of the structure. Said addition will be sited outside all setbacks and will not increase the ground cover ratio to above 30 %, which is the maximum allowable ground cover ratio in the Residential - 1 zoning district. Furthermore, said addition will be no closer to the lot lines than the existing structure. The Locus is nonconforming as to side yard setback, being sited as close as 2.9 feet from the northerly side yard lot line in a zoning district that requires a five (5) foot side yard setback. Therefore, because the proposed alteration will not be any closer to the side yard lot line than the existing structure as shown on attached site plan entitled "Platt Residence," prepared by Burnham Engineering, dated February 26, 2013, attached hereto as "Exhibit A ", the work proposed will not increase the nonconforming nature of the structure on the Locus.
