Upon review of the application submitted by the Applicant and the building department file of the above-referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139-33 .A. (3) (a) , the proposed alterations to the structure did not increase the nonconforming nature of said structure. 2 . The Applicant is proposing to construct an addition to the northerly side of the structure. Said addition will be outside all setbacks and will not increase the ground cover ratio on the Locus above what is allowed in the Residential - 20 zoning district 3 . The structure on the Locus is preexisting nonconforming with respect to front yard setback, being sited as close as 15 . 6 feet from the front yard lot line in a zoning district that requires a thirty (30) foot side front yard setback in the Residential - 20 zoning district. 4 . Therefore, because the alterations are outside all setback areas and the allowable ground cover ratio has not been exceeded as shown on the site plan entitled, "HDC Plot Plan in Nantucket, Massachusetts, " dated September 7, 2012, prepared by Emack Surveying, LLC, attached hereto as "Exhibit A", the work has not increased the nonconforming nature of the structure on the Locus .
