The subject property is located in the Residential Old Historic District, which provides for a minimum lot size of 5,000 square feet, minimum frontage of 50 feet, front yard setback of zero feet, rear /sideline setback of 5 feet, and a ground cover ratio of 50 %. The subject property is conforming in as it relates to lot size, frontage, setbacks, and ground cover. However, the subject property is non - conforming as it relates to maximum ridge height (30' 1 - % "'). Applicant is proposing an addition and renovation to existing dwelling which will increase the height of the existing foundation. The new foundation will increase the overall height of the building to approximately 32'. Accordingly, Applicant is seeking relief by Special Permit relative to height limitations set forth in 139 -17, inasmuch as the maximum height of the proposed ridge will be 32'. Historic ApprLrrriateness: The increased foundation will be a nod to the way the suajeLc _.dwelling originally appeared. Built in the first half of the 19th century, the "Blair House ", as it is now known, was relocated about ! years agu- from 10 North Liberty Street to 19 North Liberty, and then moved again to its current location at 15 North Liberty Street in 2009. Prior to being moved in 1912, the property had a six foot high brick foundation (see attached historic photograph), and the ridge height was an estimated 33' high. Neighboring Properties: The subject property, even with an increased ridge height, will not be out of proportion with neighboring properties.
