Representing Steven Cohen, Reade Gullicksen Hanley&Gifford LLP—Beneficiary of grandfather zoning bylaw amendment that
allows pre-1955 dwelling to be subdivided without zoning relief. There is one encroachment that is not a beneficiary
of the grandfathering,the garage studio.First Relief is of intrusion of no more than four feet and done with the
benefit of a survey. Second Relief is for the garage/studio to become a 2"d dwelling. Third Relief is that the two lots
are subject to several zoning conditions,which are now moot due to the sub-division of the property.

(1:01)On Lot 1,new dwelling meets ground cover and setbacks; so everything works. Prior to Annual Town
Meeting,the lots could be created through subdivision control and had to come to ZBA for approval. Review of the
conditions the third request for Relief addresses;Cohen reads the pertinent conditions. Might want to keep the
language in the condition about the maximum ridge height. Clarification of parking. Would need to clarify language
on the condition of one half-bath, signage,and use for habitation.

Concerns (12:34)Would like to see the Relief for 2 Towaddy.Variance criteria are stringent and unfortunately this doesn't
meet the criteria. Upper left corner of the property would be a good location,but applicant doesn't want to cut down
a tree. Could do a different shed attached to the building.There appears to be no legal way to grant a variance on the
proposed location.
