The shed was relocated this past winter during construction of two additions to the existing house. The present position of that shed is non - conforming to the requirements of the present SR -20 zoning with regard to proximity from side setbacks required by this zone. It is located 3' from the south property line (side setback should be 10'). The existing driveway and street edge as it has been used since the original house was constructed in 1981, lies past this setback, as well. The shed is approximately 17' from the existing street edge as it is used by the public. There is not an issue of needing relief from ground cover requirements for any of the structures on this lot. A precedent for relief from the setbacks has already been approved by the ZBA for a neighbor at 2 Towaddy Lane. Thank you for your consideration to this matter and our request. Hope you've had a chance to see the house... it looks amazing. We are all loving it, not really recognizeable as the same place. I need to start dealing with the location of the shed... I have been in touch with John Bresher who reconunends we get a special permit which will allow us a 5 ft setback instead of l Oft. A survey was sent to me from Tom with 2 possible locations for the shed as currently allowed, although these are redlly close to4he house. We're thinking it could go in the corner by addition or back where it was last year with-the special permit and 5 foot setback. We'd actually like to keep where it currently is by the driveway but sounds like that won't be allowed. Is that right? Anyway, I really just want to do the easiest thing here to get it all signed off and legal but also not wanting to destroy the look of the house, yard, neighbor's view or cut down any trees.
