Upon review of the application submitted by the Applicant and the building department file of the above - referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139- 33.A.(3)(a), the proposed alterations to the structure will not increase the nonconforming nature of said structure. 2. The Applicant is proposing to extend the westerly portion of the structure. Said structural extension will be outside of all setbacks and will be in conformance with the allowable ground cover ratio on the Locus. 3. The structures on the Locus are nonconforming with respect to side and rear yard setbacks, being as close as 0.4 feet from the easterly side yard setback, as close as 1.1 feet from the southerly rear yard setback, and 1.1 feet from the westerly side yard setback in a zoning district that requires a five (5) foot side and rear yard setback. 4. Therefore, alterations in substantial conformity to the plan entitled, "Cross Residence," prepared by Chip Webster Architecture, dated July 17, 2012, attached hereto as "Exhibit A ", which are not closer to the lot line setbacks than the existing structure, do not exceed the allowable ground cover, and do not create any new nonconformity are determined to not increase the nonconforming nature of the structure on the Locus.
