Upon review of the application submitted by the Applicant and the building department file of the above - referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139- 33.A.(3)(a), the proposed alterations to the structure will not increase the nonconforming nature of said structure. 2. The Applicant is proposing to extend the existing roof overhang so that it covers the existing front stoop on the dwelling, but will be no closer to the front yard setback than the existing structure. The Applicant also proposes to add two dormers to the rear of the dwelling, both of which are located in the buildable area of the Locus and are outside all setbacks. The ground cover on the Locus will not change as a result of the proposed alterations. 3. The structure on the Locus is nonconforming with respect to lot size, having approximately 3,732 square feet in a zoning district that requires a minimum lot size of 5,000 square feet; nonconforming as to front yard setback, being as close as 3.2 feet from the front yard setback in a zoning district that requires a ten (10) foot front yard setback; nonconforming as to side yard setback, being as close as 1.3 feet from the side yard setback in a zoning district that requires a five (5) foot side and rear yard setback; and nonconforming as to ground cover ratio, having a ground cover ratio of 36.1% in a zoning district that allows for a maximum ground cover ratio of 30%. 4. Therefore, because the proposed alterations will be no closer to the setbacks than the existing structure and there will be no change in ground cover as shown on the plan entitled, "Wagner Residence," prepared by 1 Emeritus Development, Ltd., dated July 2, 2012., attached hereto as "Exhibit A ", the work proposed will not increase the nonconforming nature of the structure on the Locus.
