Addendum
Applicant is the Contractor Purchaser of 13 Monomoy Road,
Nantucket, Massachusetts. Applicant is seeking relief by
SPECIAL PERMIT pursuant to Nantucket Zoning By -law Section 139 -
33(A)(9)(b) to remove the preexisting, nonconforming structure
on the property and to reconstruct a primary dwelling and
secondary dwelling with the same amount of ground cover. The
property is zoned LUG -1 with a ground cover ratio of 70. The
current ground cover on the preexisting nonconforming structure
is 8.70. The LUG 1 requires a minimum land area of 40,000
square feet and the locus has a land area of 36,179 square feet.
The preexisting, nonconforming structure encroaches into the
rear yard setback and the sideyard setback. All new
construction would be outside of the setbacks.
