Congdon Enclosed is the Decision of the Zoning Administrator which has this day been filed with the office of the Nantucket Town Clerk. An Appeal from this Decision to the Zoning Board of Appeals may be taken pursuant to Nantucket Zoning Bylaw Section 139- 29.C.(3) Any action appealing the Decision must be brought by filing a notice of appeal, specifying the grounds thereof, with the Town Clerk; pursuant to Nantucket Zoning Bylaw Section 139- 29.C.(6) John B. Upon review of the application submitted by the Applicant and the building department file of the above - referenced property, it was determined by the Zoning Administrator that pursuant to Nantucket Zoning Bylaw Section 139- 33.A.(3)(a), the proposed repairs to the structure will not increase the nonconforming nature of said structure. 2. The Applicant is proposing to repair the "greenhouse" room on the Locus. No alteration or expansion of the structure is proposed in this application. 3. The structure on the Locus is nonconforming with respect to the allowable ground cover in the Limited Use General - 3 zoning district. There is presently 3,781 square feet of ground cover where 3,600 square feet is the maximum ground cover allowed. However, the proposed repairs to the structure will not increase the ground cover on the Locus. 4. Therefore, because there is no increase in the ground cover associated with the repairs as shown on the plan entitled, "Building Location Plan of land in Nantucket, MA," prepared Charles W. Hart and Associates, Inc., dated May 22, 2012, attached hereto as "Exhibit A ", the work proposed will not increase the nonconforming nature of the structure on the Locus.
