Enclosed is the Decision of the Zoning Administrator which has
this day been filed with the office of the Nantucket Town Clerk.
An Appeal from this Decision to the Zoning Board of Appeals may be
taken pursuant to Nantucket Zoning Bylaw Section 139-29.C. (3)
Any action appealing the Decision must be brought by filing a
notice of appeal, specifying the grounds thereof, with the Town
Clerk, pursuant to Nantucket Zoning Bylaw Section 139-29.C. (6)

Residential Old Historic
DECISION:
1 . Upon review of the building department file of the
above-referenced property, it was determined by the
Zoning Administrator that pursuant to Nantucket Zoning
Bylaw Section 139-33 .A. (3) (a) , the proposed alteration
and expansion of the structure will not increase the
nonconforming nature of said structure.
2 . The Applicant is proposing to construct a new two-
tiered porch and refurbish and existing outdoor
shower. Said porch will be to the rear of the
existing primary dwelling and will comply with all
setback regulations . The refurbished shower will
remain in approximately the same location as it
exists, which is approximately 0 . 4 feet from the
easterly side yard lot line.
3 . The lot is preexisting nonconforming as to the minimum
lot size of the Residential Old Historic zoning
district, having approximately 2, 527 square feet in a
zoning district that requires a minimum lot size of
5, 000 square feet . The structures thereon are also
preexisting nonconforming to the intensity regulations
of the Residential Old Historic zoning district, being
as close as 4 . 1 feet, 0 . 4 feet, and 1 . 2 feet from the
side and rear yard setbacks, respectively.
4 . Therefore, because the expansion of the preexisting
nonconforming structure will be no closer to the side
and rear yard setbacks than what presently exists, it
was determined that such an expansion as shown on the
site plan entitled, "Site Plan, 16 Quince Street, "
prepared by Bracken Engineering, dated April 3, 2012,

attached hereto as "Exhibit A", will not increase the
nonconforming nature of the structure.
