Concerns
(5:14) HSAB comments read. Kuester — Not a fan of putting air - conditioning units (A /C) in front of buildings
especially this one. However, the current system does not adequately screen the units. Do not believe all the
possibilities have been exhausted. Coombs — Agree with Kuester. They are overwhelmingly large for going in on the
roof. McLaughlin — Put it on the ground. Williams — They are already up there; HDC permitted it. They are better
screened on the roof. Barham — Do not believe Williams is fully up to speed on the application. This is not to
replace as existing, but to replace with much larger units. Agree with Kuester, Coombs & McLaughlin. Kuester —
First choice is not on the ground; however, it is inadequately screened as presented. Coombs — A little wart with
louvers in the style of the front of the Athenaeum would look better.

Concerns
(5:28) HSAB comments read. Kuester — West elevation, existing bumpout should not come up so far, that would
help maintain original shape of house. Rest is ok. Hill Holdgate — No concerns. McLaughlin — Orientation on
elevations are wrong. Williams — West elevation ell window looks huge in that tiny addition. Barham — Back corner
will be open across back and side of house; any cross bracing that exists will be lost. The linen closet could go and
thus preserve a lot of historic fabric without changing the interior program.

Concerns (5:55) SAB comments read. Williams — Location, two structures have a presence onto Main Street. Concerned about
placement of cottage and garage. This sticks two more structures in front of the house. Hill Holdgate — Picture
windows are overwhelming in relation to size and might be visible. McLaughlin — Windows need to be true -
divided- light (TDL) and double hung to match the rest of the house. Kuester — Share concerns about siting.
Barham — The way the cottage is rotated. Present East elevation should face Main Street, then the picture windows
would face the driveway; double -hung windows would be better.

Agree with Williams; should have brackets that won't interfere with windows. Kuester — It protrudes too far.
Coombs — Remove small windows and put in brackets; pent roof could be cut back some. Barham— Agree with
Kuester and Coombs.

Marty McGowan — As far as I understand, the 7X17 driveway is a legal application.
Public
Leslie Johnson, representing abutters — Hardscaping will exacerbate the water problem.
Concerns
(6:18) Kuester — Plan is too much for the lot. Not a fan of putting cars in front of buildings, so not in favor of the
drive. Belgium block is way too heavy handed; did not see any around Willard Street. Coombs — Agree with
Kuester. Aware of the water problem in that area and need to consider how the water will be handled. Still question
legality of driveway (if it was ever approved). McLaughlin — Nothing to add. Williams — Traditionally the cars
along this street were parked in the grass in front of the house, so have no problem with that. Surface of driveway is
inappropriate, and driveway is too wide. Driveway should not go on this side of the structure. On the left, it is all
paved and that is not appropriate. On the original approval, house was supposed to be at grade with lattice. Becoming
too formal. Barham — Based on slope of drive, would have to add more railroad ties to retain around it rather than it
going in at grade. The building was approved at a height related to the street; the grading indicates house was not
built as approved. Need to see this again with previous approval; concerned about dimensions and changes of grade.

Concerns (6:57) Williams — This is not constructed with the Surfside Area Plan in mind; need to review that plan and design
appropriately. No additive massing. Kuester — Agree with Williams. McLaughlin — Too tall and front door should
be a six - panel. Coombs — Agree with Williams and Kuester. There is enough room to bring some elements down to
one -story and still have room. House needs to presents to Nonantum. Barham — Sash and trim needs to be a neutral

three dormers of the main mass is pushing into gable roof, roof should be pushed up so triangle is clean.

but not on the floor plan or are on wrong floor. Building Department would never accept these drawings;
requirements are for' /4 -inch scale line drawings.

separated more. Agree with Kuester about sliders. Williams — Do not agree about separating 2 °d -floor ganged
windows; but first floor ganged windows should be separated by one shingle. No white trim or natural to weather.
