(1) and (2). The property is located at 34 Main Street, Siasconset (the "Premises") and is improved with a one and one half (1 Y2) story wood frame Dwelling. The Premises is located in the Siasconset Residential-1 0 Zoning District. Applicant seeks a SPECIAL PERMIT relief from the requirements of Sec. 139- 18 A. (5) Off Street Parking pursuant to Sec. 139-18 B. (1) and (2) to allow the use of off-site premises to meet all of the required off street parking by easement. The off-site locus that is proposed to provide parking for the Premises is located at 3 Morey Lane (the "Off-Site Locus") and is improved with a Garage Apartment and will be further improved with a Studio to be moved from the Premises. The Off-Site Locus is located in the Siasconset Residential-20 Zoning District. Parking requirements per the By-law are: 1. The Premises/SR-1 O/Single family dwelling: 2. The Off-Site Locus/SR-20/Garage apartment and Studio: 2 Space 3 Spaces As a condition of the relief herein requested, Applicant shall be required to record a parking easement benefiting the owner of the Premises and encumbering the Off-Site Locus and providing dimensionally compliant parking for the Premises. In s~pport of Applicant's request for a SPECIAL PERMIT pursuant to Sec. 139-18 B. (1) and (2) Applicant states that creating off-street parking for the Premises on Main Street, Siasconset is impractical, would have an adverse effect on the historical integrity of the neighborhood and be contrary to sound traffic and safety considerations. Applicant furthers states that creating new off-street parking and a curb cut off Morey Lane for the Premises is both unnecessary and impractical as a driveway is already constructed and available to the Premises and servicing 3 Morey Lane, the Off-Site Locus. By granting the SPECIAL PERMITS, the Board will be acting in a manner consistent with the spirit and intent of Section 139-33A of the By-Law The Applicants respectfully request that the Board vote in favor of the requested SPECIAL PERMIT. At the hearing, Attorney Hunter stated that the Applicant is requesting Special Permit relief pursuant to Nantucket Zoning Bylaw Section 139-18 .A, (5) (off-street parking) pursuant to Sections 139-18,B. (1) and (2) (parking relief by Special Permit) in order to allow the premises to utilize off-site parking via easement.
