ADDENDUM
Applicants are seeking relief by SPECIAL PERMIT pursuant to Nantucket
Zoning By-law Section 139.18 (Waiver of Parking), to reduce the
number of parking spaces in a pre-existing, non-conforming lot, fro'm
22 to 20 in order to place a shed, recognizing the required set-backs (5
feet - side and back), for storage of equipment used by the religious
education children - in favor of required equipment needed for the
Adult Day Program that is now housed at Father Griffin Hall.
The HOC has approved the siting of this shed in the parking area
proposed on the Certificate of Appropriateness #54367 issued 11/3/09,
(copy attached). Please note that per the attached GIS aerial map that
the only available space for the shed is in the parking area.

DECISION:
1, At a public hearing of the Nantucket Zoning Board of Appeals on
Thursday, January 14, 2010, at 1:00 P,M., at 2 Fairgrounds Road, Nantucket,
Massachusetts, the Board made the following Decision on the Application in
Zoning Board of Appeals File No. 002-10 of Roman Catholic Bishop of Fall
River cf 0 Nancy Drahzal, PMB # 64, Nantucket, MA 02554,
2. Applicant is requesting Special Permit relief pursuant to Nantucket
Zoning Bylaw Section 139-18,B,(2) (parking) to reduce the number of parking
spaces from 22 to 20 in order to site a shed to be used to storage of equipment.
The site is located at 15 Cherry Street, is shown on Nantucket Tax Assessor's
Map 55 as Parcel 370, is shown as Lot 1 in Plan Book 26, Page 73, and title is
recorded at the Nantucket County Registry of Deeds in Book 421, Page 191, The
site is zoned Residential-1.
3, Our Decision is based upon the Application and accompanying
materials, representations and testimony received at our public hearing, The
Planning Board recommended that the board grant the requested relief. No
abutter comment was received either in favor of or against the Application.
4. At the hearing, the Applicant was represented by Nancy Drahzal of
Structures Unlimited, Ms. Drahzal noted that the Applicants are requesting
Special Permit relief pursuant to Nantucket Zoning Bylaw Section 139-18.B,(2) to
allow the Applicant to waive two of the existing parking spaces in order to locate
a shed that shall be used to store equipment for the Adult Day Program.
Ms. Drahzal stated that the Applicant has approval from the Historic
District Commission for the shed in question and that the only practical location
on the locus to place the shed is the parking area. Ms. Drahzal also presented the
Board with Historic District Commission Certificate of Appropriateness #54367
which showed the approved size of the shed,
5. Based on the foregoing, the Board finds that waiving two of the
required parking spaces would be in harmony with the general purposes and
intent of the Zoning Bylaw and that requiring the Applicant to meet all parking
requirements would be physically impossible given the size of the locus,
6, Accordingly, by a motion made and duly seconded to GRANT the
requested relief by SPECIAL PERMIT pursuant to Nantucket Zoning Bylaw
Section 139-18.B.(2) to waive two (2) of the required parking spaces so that there
are now twenty (20) spaces on the lot, there were four (4) votes in favor and none
(0) opposed.
