Leddy Jr. Ch ifman BOARD OF APPEALS ~.a~.c~ ~- a-~4- ~Y1 C~(~ TOWN OF NANTUCKET BOARD OF APPEALS NANTUCKET, MASSACHUSETTS 02554 DECISION: At a Meeting of the BOARD OF APPEALS held-on Friday, March 23, Y984 in the Town and County Building in the matter of the Application of BARRY G. FOSTER (007-84), the BOARD finds: 1. This is an Application for relief by SPECIAL PERMIT from the requirements of Section 6B (parking requirements) of the Zoning By-Law so as to provide 4 spaces rather than 7 spaces and for a SPECIAL PERMIT to alter and extend a pre-existing noncon- forming use under the provisions of Section 7(I) of the Zoning By- Law. If granted, the Applicant would change a non-conforming commercial/industrial use to a guest house. The premises is located at 10 Lyon Street and is zoned RESIDENTIAL OLD HISTORIC. 2. Based upon a review of the Application, plans, testimony and a viewing of the site, the BOARD finds that the existing premises and their use are out of keeping with the character of the neigh- borhood. From the plans, it is obvious that the proposed alterations to the building would create one which is more attractive. The BOARD also believes that use as a guest house would attract relatively little automobile traffic to the neighborhood. The BOARD thus finds that the proposed changes, under certain conditions herein- after specified, would provide for a use which is not substantially more detrimental to the neighborhood than the existing non-conforming use. 3. For the reasons set forth the BOARD hereby GRANTS the Applicant SPECIAL PERMITS under Sections 6B and 7(I) of the Zoning By-Law, on the conditions that the Applicant alter the premises in accordance with the plans submitted, provide four parking places, remove a cement parking apron and replace it with one made of bricks, not decrease the existing lawn area and not use the premises as a guest house until all the aforesaid is done, -2- (007-84) by UNANIMOUS vote.
