A meeting of the BOARD OF APPEALS was held Friday,
February 26, 1982, at 3:00 p.m., in the Town and County
Building, Nantucket, and in the matter of the applica-
tion of STURGIS PINES REALTY TRUST, after due delibera.-
tion, the Board founn:
1. This is an application for a Special Permit under
SECTION 5, IN~ENSITY AND GROUND COVER REGULATIONS, to
permit the expansion of Young's Bicycle Shop at 6
Broad Street in a district zoned RESIDENTIAL/CO~MERCIAL.
The Applicant has removed the old bike shop and seeks
to build a new one with a full second floor.
2. The Board finds this site to be a fully developed
commercial district wherein all properties use 100%
ground cover and maximum commercial area. There is no
foreseeable effect upon the neighborhood by this new
construction which served to replace a badly dilapi-
dated building which had run down over the years.~u~~~;;

3. For the reasons set forth, the application for a
Special Permit to expand the intensity and ground cover
of the commercial structure at 6 Broad. Street is found
to be no more detrimental to the neiqhhorhood than the
existing use, and is, therefore, granted by unanimous
vote.
