At a meeting of the BOARD OF APPEALS held Friday,
February 26, 1982, at 3:00 p.m. at the Town and County
Building, in the matter of the application of HUDSON
HOLLAND, JR., and EDWARD F. VAUGHAN (03-82), after
due deliberation, the Board found:
1. This is an application for a Special Permit under
Section 6-B-4 of the Zoning By-Law to waive the parkinq
requirements for a proposed restaurant to be located at
One South Beach Street in a district zoned RESIDENTIAL/
COMMERCIAL. The present building contains a retail
store and offices and residential space, and now pro-
vides four parking spaces. It is proposed to add a
second story restaurant to serve 30 to 40 people and
the grounds are insufficient to establish the full
complement of parking spacps.
2. The Board finds this property to be commercial pro-
perty located in a fully developed commercial district.
Traffic is heavy on both South Beach Street and nearby
Broad Street. There is no nearby business. Under
these circumstances, it would be impossible to impose
any additional parking reauirements on these premises.
3. For the reasons set forth, the application for a
Special Permit to waive tho parking requirements for
the premises at One South Beach Street in connection
with the proposed restaurant business is Granted by
unanimous vote.
