This is an application from relief z rom tllc ~~rc~~ i ~- ions of Section V - Ground Cover Ratio -- of the Ton i 1~.~ By-Law, in order to permit the construction of a boat: house on property in Pocomo which is zoned LUG 3. "uci a zoning classification requires a minimum lot si.zt> of 120,000 square feet and a ground coverage~t°atio of ~", 2. The applicant has owned this property since 1956 a?;~l it now contains a cottage and garage. It is, however, only about 24,000 square feet, containing an existing house and outbuilding of 1, 524 square feet. The pror:o:~ ~ boat house would be 30 x 30, or 900 squar.o feet. "'h>>~-, the proposed compound would contain 2,424 square feet of building on a lot which under our By--T_,aW should contain no more than 720 square feet of ground-coverin„ buildings. Sur_h is the result when the voters enact. a By-Law calling for 3$ ground cover in an area zoned f~~r 1.20,000 square foot minimum lots, which would insure ~~ 3,600 square foot dwelling on a legal lot, }_nlt. would forbid a 900 foot boat house on this 7_ot. 3. The applicant ha.s now applied to the Board of t~,~,r>ca 1 C for relief from the rigors of the Zoning By-La~~i, in crdc~f to build a boat house to contain his boat new stored in a garage. He has the support of his neighbors ir. this request and we find ample reasons of public policy ~:hi c}~ indicate that no Nantucketer should be denied his right to a boat house on grounds-of public safety and pri,~at security. t~~e cannot, in good conscience, find anv hardship peculiar to this property cahich would :iusti.fy wzder_ the statute any variance from the strict recti~i rc~- ments of the By-Law. However, we have in the past granted relief to similar owners of these peculiar propertiF~s in Pocomo, who own isolated islands of non- conforming lots in a sea of large-lot zoning and , th~~r4_•- fore, we have decided to grunt the applicant relief, ~: a Special Permit. ~Q ~~~ ~~ ~.,~ I'or the reasons set. forth , t1ie Board grants the a~~~ 1 i cant a Special Permit to con:~truct. a boat hou:~c on Lot 6B, Land Court 16220-B, to be 30' x 30' in area, <~:~r3 used for storage only, with no further construction t„ be allowed on this lot.
