(024- 81) , after- due deliheration, the Board found : 1. This is an az~plication for a Special Permit to allow the establishment and use of a patio as an extension of ;; a year-round restaurant operation on Easton Street in it an area zoned Limited Commercial. The plans call for !'; a brick patio 36' x 24' facing Easton Street and '' tastefully shielded by a hedge and other landscaping. 2. The Board finds this property located in a fully developed commercial area of hotels, restaurants, guest houses, and shops, having adeRuate access and load- ing facilities for the restaurant. The patio will be so located as to have no immediate residential neigh- bors, and will principally serve lunch and dinner patrons. Such an operation will have no adverse effect upon the neighborhood, and in view of the east record of the establishment, should be conducted within the limits of the Town regulations and by-laws. Such extension of the use will, theref ore, not be substantially more detrimental than the existing non-conforming use to the neighborhood. 3. For the reasons set forth, the application for a Special Permit for the construction of a ratio 36' x 24' on premises at 3 Easton Street for service of food and beverages is granted, subject to an_y use restric- tions which may be imposed by the Eoard of Selectmen. ~o ~ n ~ o ~~ .1~~ ~ ~ ~. ~.
