This is an application far extension of anon-conforming use by conversion of an old garage into a dwelling in [^lau~ainet. "'_he land is Lot 47 on Land Court Plan TIo. 15961-H and is zoned RESIDII~]TTAT, 1. It has, however, enjoyed the status of a non- . oonfarming use far about 27 sass of seasonal rentals, ar~d is now owned by a fa¢~i.ly trust which derives commercial income there- fram. 2. The Board finds this propert~~ located in a rural area of seclusion ar~d rustic charm. "_'he garace, haaever, is sanething of an eyesore which has long outlived its usefulness and youth. Its conversion to dwelling purposes, even at this date, would add to the appearance and conform to the present highest and best use of th.e property. Furthermore, it c~rould hardly be notic~by anyone but the Euilding Inspector, who has already found it ~x~uld nestle in. 3. 'I`he Board, therefore, finds that th.e extension of the non- a~nforming use of the property on Lot ~r7 by conversion of the old garage into a rental dwelling will not be substantially more detrimental than the existing non-conforming use to the neighbor- hood, and. the Special Permit, therefore, shall he c+ranted by unanimous vote.
