A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will
be held at 1:00 P.M., FRIDAY, MARCH 13, 199$, in the CONFERENCE ROOM,
TOWN ANNEX BUILDING, 37 WASHINGTON STREET, Nantucket, Massachusetts,
on the Application of the following:

Applicant is seeking relief by VARIANCE pursuant to Nantucket
Zoning By-Law §139-32A from the requirements of Nantucket Zoning
By-Law §139-7 and/or §139-8A (Permitted Uses). Applicant proposes to
construct a 14' x 20' boat storage shed on a 2,000+ square-foot vacant
lot that does not have a dwelling sited thereon. Applicant is also
seeking a SPECIAL PERMIT under Nantucket Zoning By-Law §139-16C(1) to
reduce the easterly and westerly side yard setbacks from the required
ten (10) feet to 5.5+ feet. The Locus is non-conforming as to lot area,
having 2,000+ square feet in a district that requires a minimum lot
size of 20,000 square feet; and as to frontage, having a frontage of
25+ feet in a district that requires a minimum frontage of 75 feet.
The Premises is located at 7 RHODE ISLAND AVENUE, Assessor's
Map 60.3.1, Parcel 348, Lot 44, Block 30, Land Court Plan 2408-Y. The
property is zoned Residential-2.
