A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will be
held at 1:00 P.M., FRIDAY, JULY 9, 1999, in the CONFERENCE ROOM, TOWN
ANNEX BUILDING, 37 Washington Street, Nantucket, Massachusetts, on the
Application of the following:

Applicants are seeking relief by SPECIAL PERMIT under Nantucket
Zoning Bylaw §139-33A (alteration/expansion of a pre-existing
nonconforming structure/use). Applicants propose to expand a said to be
pre-existing single-family dwelling in an .upwardly direction within the
easterly side yard setback area without coming any closer to that lot
line than the existing structure. There is no increase in ground cover
proposed. The property is nonconforming as to lot area with the Lot
containing 2,100+ square feet of area in a district that requires a
minimum lot size of 5,000 square feet; as to frontage with the Lot having
a frontage of less than the required 50 feet; as to setback with the
structure being sited at zero feet at its closest point from the easterly
side yard lot line in a district that requires a minimum side yard
setback of five (5) feet; as to front yard setback with the front stoop
extending over the front yard lot line into the Town of Nantucket
sidewalk layout; as to_parking with no space apparently provided on site;
and as to ground cover ratio with the Lot containing in excess of 50% in
a district that allows a maximum ground cover ratio of 3090 for undersized
lots.
The Premises is located at 12 DARLING STREET, Assessor's Map
42.3.2, Parcel 115, with no plan on file. The property is zoned
Residential-Old-Historic. (~ .

Addendum
Applicant is seeking relief by Special Permit to allow the upward f ~ ~~ `3`3 ~-
expansion of a preexisting non-conforming structure within the ROH zoning
district. 'lThe lot is preexisting nvn-coxtfortning with respect to Iot size, having
2, f 40 square feet in a district that requires 5400 square feet; having more than
5496 ground cover; and, having a sideline setback on its easterly side of 0 feet
in a district that requires 5 feet. All structures predate Zoning.
The Applicant proposes to expand in an upward direction, coming no
closer to the setbacks than the existing structure. The proposed expansion
would be in harmony with the neighborhood and the by-laws and would not be
mere detrimental to these concerns.
